I am after a bit of assistance. We are currently at frame stage, the roof was due on a couple of weeks ago. The tilers won't start because they say the the frame is not ready for the tiles to go on, our SS says they don't know what they are talking about. At this stage we are with the tilers, we received our frame invoice and have not paid it for a number of issues, non more so than our alfresco area, which runs the entire width of the back of the house is currently held up with 2 acro props. From the original plan we extended the rear roof line out 4 meteres across the width of the house, this should be held up by 4 x 150x150mm post. These posts are yet to be installed. While this is a big pain in the butt, they should be installed this week. Our greatest concern at the moment is the beam that runs the length of the area approx 14m. Due to the size we have 2 beams joined together, which is all well and good until you have a good look. It appears they have cut the bits too short and they are not butted together. Instead they have been chocked and bits hammered on the outside to hold it together. Pictures below--- We do have an inspector lined up but didn't want to get him out until the frame was completely finished. Make sure you send those pics to your inspector if they can't make it out beforehand? See what they say? What has the S/S said about that botch job!!!! Honestly that can't be correct can it??? Perhaps they forget the golden rule "Measure twice, cut once" ? Whether the "repair" is adequate, is a job for an engineer, but it certainly looks cheap & nasty. I suspect they will just do more to strenghten it - some metal plates to hold it together - I doubt they will agree to replace the whole thing but you never know. Ask for a replacement... or let them fix it properly (that would pass the independent inspection). That's what happened to us. The tilers came in and started laying the roof tiles, but when Kev saw it, he suggested to stop it until they fix the issues with the frame. Also, don't pay the frame invoice unless they fix it. As soon as we received the frame invoice, DH rang the A/R department and he was able to talk with the A/R manager. After soome discussions, an agreement was reached that we would pay as soon as they fix the issues. There's no quesswork involved, just pure mechanical engineering. Yes we are all fallible but it makes me cross seeing this type of work. I'd be on the blower giving them an earful (IMHO ). Hope they can come up with a good solution i.e. new beams pleeze. The SS response really got up my nose and I wouldn't be paying that frame invoice either . But you can ignore me if you like ... I'm cross coz we are STILL waiting for our b****** windows Good luck . Thanks for your opinions/suggestions. Hubby spoke to SS today after ringing 4 times (ss is not good at returning phone calls) Expressed strongly again that we wanted the beam replaced etc. SS told him that he and construction manager had had a look and were hoping that one of the posts would site directly under this and it would not be an issue. By the end of the phone call the SS got quite shirty with hubby. SS told hubby that the roof would be on by the end of the week, hubby shot back and asked if he meant this week or one of the last 4 weeks he has been saying this. We are sick of being nice and trying to not *** him off. Our slab was laid the day after Phoniex and I don't e=ven have a roof yet But I must say P I am very excited for you but very jealous. Our contract was for 160 days we are now 90 days down, lots to get done in 70 days I dropped by this afternoon (hubby is at the ODI final at the Gabba) and the posts have finally been installed. The said post does sit under the spot but I am not convinced. We have our own inspector that will have a look when they tell us the frame is finished this time. I am also going to ring the inspector that M use for ceritifcation and send the before photos so they know what it looked like. My problem is that as far as I know if the certifier signs it off as OK I can't do anything about it. Am I right in thinking this? Thanks again for everyone's input, I love this forum.
