I was reading past topics and what issues people have gone through while developing properties and how they find the environment. However, I didn't find any up to date information (related to 2012. most of the posts dates back to 2008 and 2009). So I would like to request all to share their experiences related to 2012. Lemme start first. I bought a land in stage 4. Carlisle Homes is my Builder. I choose Carlisle Homes as it was like "love at first sight" with their display homes. The design is so perfect, spacious, wonderful promotions, within my budget and Yes, as people have mentioned in the past posts, The Sales Agent makes a huge difference. I really like the Sales person at Williams Landing Carlisle Sales office (J) and she explained me all the details about the house. I clarified that I don't like any surprises in the process and so would like to know all the (hidden) costs. That is my only concern, some transparency so that I can prepare myself accordingly and I must say it has been a wonderful experience with them so far. The visit to Spectra and color selection, tender appointment etc was all good. So I am looking forward for the things to finish soon. With all these positivity, my concerns are (after reading the previous posts of 2008, 2009 and 2010 etc): - Theft, is it still an issue. For example the posts dates back to 2010 when people reported cases of thefts on site and also crazy people made so much damage to the new homes . It is really sad as my impression is that Australia is a very civilized society with respect to the other parts of the world. But when this kind of incidences happen then ... - Rats... a lot of them .. is it still an issue in stage 4 houses. - What are the Asset Protection Permit costs in Wyndham council in 2012. Any ideas ? Is there anyone here who's going to be my neighbor in stage 4 . Saying Hi to them .... Please share your experiences Regards R. In this housing thingi, there is never enough money, I have come across situations when I thought I have some amount and it turned out that NO ... here's the new hidden cost and I am short of couple of thousands again ... .... I was informed that it would be max 3000K but did go higher then that in tender appointment ... I think Victoria as a whole comes in the fire prone area. I thought that Geelong wouldn't be but seems that even Geelong is in that area. Tried to search the council's website but there was just a pdf detailing about what Asset Protection is and what are procedures but I couldn't find any online form to fill in or any address where to send ... or what to do ... Please suggest how to apply for AP in Tarneit area which comes in Wyndham council. Wyndham council is not charging any security deposit in the begging on the process. 2. the sketch + form should be emailed to the council atleast 5 days prior to construction commencement date. Copying Carlisle Homes to that email. 3. Council won't send any acknowledgement of receipt of the email. 4. Council won't contact the person unless there's some damage happened at the end of the construction. If no damage occurred that will mean all good and not to worry ... else start organizing some money to repair the damage . Regards RC.
