I was searching for house plans after making my first purchase of my cottage block at Alkimos. The backyard of the land faces a park which i can enjoy in the future. I came across Scott Park homes Princeton 260 plan which was what i was looking for. The tricky part was that the plan suits a block with 15m frontage whereas mine is 14m. After extensive changes, I managed to squeeze the plan onto my plot. Having tiles covering the entry, office, family, dinning, kitchen, WIL and WIP as it makes cleaning easier for me in the future. The ensuite floor tiles are of the same colour with the main floor tiles. I haven't decided on the interior colours yet but I'm more towards neutral warm colours. The front elevation for my house is rather plain and I'm stuck with a gable due to design guidelines in Trinity estate. To visualise the exterior colours, i did a cut and paste of colour samples and purchased sample pots from Solvent. I LOVE Colorbond Dune but we went with Jasper for the roof, so I'm hoping to use Dune for the render yours will look amazing! I'm a big fan of browns and neutrals, because so much goes with them.... Any coloured furnishing or accessories (eg throws, cushions etc) go so well with neutral colors. I made a request to convert 11 of the existing light fittings to GU10 lamp holders so that i can have an option of putting LED lights in the future. I was quoted GU10 downlights at an astonishing price of $1453. Thats $132 a light which i find it hard to believe considering a GU10 Lamp holder is around $4.95 (taking beacon lighting price). All I want is just a GU lamp holder and some cheap CFL to go with it. I hope the prestart department can sort out my request fast. Fingers crossed it doesn't end up too expensive for you and the prestart dept get back quick! If you are going to ask for GU10 lamp holders to be installed, they'll have to install a GU10 downlight which cost $132 each. I disappointed that I'll have to pay a premium price just to have the GU10 holders. Their reason is that they cannot install a GU10 holder with CFL bulb.I never ask them for the reason as i got a deadline to meet before the 6 star energy rating kicks it. I've decided not to go for the light changes as the markup is too high and i got a limited budget to work with. MR16 can be easily retrofitted with LED lights, I think maybe even more easily than GU10. We replaced MR16 halogen downlights with brightgreen DR700 retrofits. Really easy & works really well! With the new Building Act and the Building Regulations 2012, fingers crossed that that i can get my buidling permit in 25 days. Got my building approval and waiting for the finalising of the scheduling process. I visited my plot last weekend and discovered piles of sand being dumped on my block. I talked to my contract adminstrator from Scott Park and she told me that the removal of sand would be at my cost when they start building. I talked to LWP at Trinity and they told me they can't really do anything about it. What angers me is that I can't pinpoint which builder is the culprit and I don't want to falsely accuse anyone Can anyone advise me what to do as i feel unjustfied that I would have to bear the cost because of some inconsiderate action by some unknown builder. Have you called the council? I know there is a dob in a dumper number you can call, they might also be able to offer you some advice about what to do. It looks to me like there is three different colours of sand, are there blocks nearby which have recently been cleared that might be the guilty parties? If I were you I would approach nearby builds and just ask the builders there if they saw anything. P.S.
