Browse Forums Building A New House 1 Mar 22, 2012 9:10 am Hi All, We have just bought a land & house package. It is 4 bedroom 2 bathroom 2 garage house. I don't really have much idea about bedroom sizes, but in our floor plan the master bedroom is 3.33x3.59 and the rest of the bedrooms are 3x3 in meters. Would you say that these are average size bedrooms or are these too small to accommodate a queen size bed and then a little bit room left to move? Thanks. Hi There, Personally i would go bigger... that is a smallish master as they are usually around the 4x4m+ mark and the other room sizes are now roughly around 3x4 give or take. If you are wanting to sell the home later i would make them a little bigger as buyers hate small bedrooms.... we found that out when trying to sell our previous home as most of the comments from people viewing was the bedrooms are too small...... Re: Bedroom sizes 3Mar 22, 2012 9:28 am I agree with Marybond. Our kids have both got queen sized beds. Their current room sizes are 4.5 x 4 and 4 x 4. The bigger bedroom is great - more than enough room. The smaller room JUST fits everything in. I would try for 4 x 4 if you can Re: Bedroom sizes 4Mar 22, 2012 11:06 am our master is 3.8x3.7, the others 3x3.3 it comes down to what you need. IMO, a bedroom is for sleeping in, i dont need room for a TV, a desk, etc etc. we have built studies for that. OTOH, most buyers now expect huge rooms for no obvious reason, so you may consider bigger if budget allows purely for future resale Re: Bedroom sizes 5Mar 22, 2012 11:31 am We've done a custom plan, so it's no set room dimensions from a builder (we have yet to engage a builder, that's next week's job). From going through plenty of display homes, we decided that the minimum size for the kids room would be 3x3m. Excluding the BIR, the master bedroom is 4.7m x 4.0m. Bedrooms 2 & 3 are both 3.3m x 3.3m, excluding the BIR. (These two rooms are plenty big enough for a king single bed, bedside table and a table.) And the study/bedroom 4 is 4.2m x 3.3m, again excluding the BIR. In our last house, the main bedroom was 3.6m x 3.9m and it was fine. There was room for a QS bed, 2 bedside tables and a tallboy & it didn't feel cramped. I think for the kids rooms, they do tend to get a bit squishy if they are under 3m x 3m, particularly if you are thinking of having a table in there eventually for studying. Also depends on whether you feel that your kids rooms need to accommodate a QS bed, 2 bedside tables, tallboy, a study table, bookcase, trundle bed and sofa. We didn't, but I know others do want that kind of room for each bedroom. I think you might want to consider bumping up your room sizes slightly, mainly your master bedroom. Is it possible to get that up to 3.6 x 3.9/4.0? 2010, June : Land bought (1700sqm, battleaxe block). That's it so far! We're in the design phase .... Re: Bedroom sizes 6Mar 22, 2012 12:10 pm I guess this decision can be based solely upon planning for the future - ie. as children grow up they will need to move from a single to a king-single or double bed when they enter their teenage years, they will probably want their own desk, tallboy, dressing table with mirror for the girls, etc, but there are other considerations to take into account as well, such as the overall ambience of the home itself. One thing I can say for sure is that extra space creates a more open and inviting ambience (especially when a room is furnished) and one thing that can put potential buyers off is seeing a bedroom that looks cramped when it it furnished (which is why home stylists basically gut the home they are styling and only put in a minimal amount of furniture in - to create and/or enhance that feeling of space). If you doubt that then ask yourself how many times you have said or you have heard others say something along the lines of "hmmm this is a nice size" or "hmm this is a bit on the small side" when going to an open for inspection or walking through a display home. We've got different sized bedrooms - 4.43 * 4.72 for the master (a nice size, both my DW and I are not big fans of the idea of having more space for a daybed, etc as who sits in their bedroom during the day anyway) and 3.36 x 3.34, 4.17 x 3.00, 4.07 x 3.00 for the other three bedrooms. We were looking at a slightly smaller house design initially before settling on the one we have built and one of the things that put us off was how small the bedrooms looked - the stylist tried to make it appear more open by only putting single beds and a single bedside in the rooms but it still looked rather cramped and was off putting from our point of view. If pure functionality was all that mattered then we'd all be sleeping in rooms that look more like naval cot-style alcoves than the open bedrooms we all end up going for. Some people apparently have nothing better to do than comment on other people's sigs. Re: Bedroom sizes 7Mar 22, 2012 12:53 pm I've recently signed to build a home, and bedroom size was a considerable factor in the decision of which house to build. The two main designs I liked were the Hen. Lexi 3/Mode 3 and the Metr. Delta 21. The Mode had a better living area - larger and offset, but the bedrooms were much the same size as the one I've grown up in all my life, around 3.0x2.7. On the other hand the Mode had an alfresco area that my brother would have liked to use for all his gym equipment. The Delta on the other hand had a small study, but considerably large bedrooms for a 21sq house. Part of the reason for choosing the 21 over say the 22, which is a 4 bedroom house, is that you get 3 large bedrooms rather than 4 small bedrooms. Since it will be me and my brother living there, it means I'll have a 3.3x4.2m master bedroom, while he'll get a 3.3x3.9 bedroom up the back of the house. These are fairly sizable - the master is smaller than the Delta 24 display home we looked at (3.3x4.1), but bedroom 3 is significantly larger than the display (3.5x3.0). It's a tradeoff you have to make - more living areas versus not feeling cramped. But I own a lot of stuff, so I'd rather have space to store it all. Re: Bedroom sizes 8Mar 22, 2012 12:57 pm Our main bedroom is 4.5 x 4.5 - that is the actual floor size as WIR and ensuite are separate rooms. It is huge in my eyes and we have fairly oversized furniture. We have a king size bed, two bedsides plus a very large dresser. There is still loads of room left over - in fact our cradle fit at the foot of the bed and still didn't impact on the space. The kids rooms are all 3.5 x 3.5 not including their wardrobes. They each have a single bed, bedside table plus dresser (plus our daughter has a desk and a large dollshouse) - again there is enough room for them. Some things are worth waiting for. I totally agree. My missus and my 10yr old boy currently live in a small 2 bedroom granny flat setup and both rooms are the same size at 3.4 x 2.45 and they are tiny. This is only a temporary set-up for us though (2 yrs or so). In our room, we can fit in a queen size bed and 1 bedside table next it and we have to literally sidestep to go to bed. No room for washing baskets or anything else for that matter. My son's room has a single bunk and a couple of book shelves for books toys etc... and when he keeps it clean its not too bad. He doesn't have much room to play with his lego or slot cars though which means he drags it out to the living area and we have to step over it all the time. We survive fine with it but it does suck a lot. The house design we are about to build has 5 bedrooms (ready for future kiddies). Master (our room) - 4.15 x 3.87 BR2 (spare room) - 3.84 x 3.12 BR3 (Sons room) - 4.02 x 3.61 BR4 (Guest room) - 4.19 x 3.28 BR5/STUDY (nursery/future den/office) - 4.91 x 3.08 We will greatly appreciate the extra space and the place wont be so cluttered. Make sure you measure your furniture to see where you can place it. Especially if you are purchasing new stuff. I think 3.5m x 3.5m is a great size for the non-Bed 1 bedrooms (hope that makes sense). Ours are only slightly smaller than that, so I'm pretty happy with what we have finally settled with. 2010, June : Land bought (1700sqm, battleaxe block). That's it so far! We're in the design phase .... Re: Bedroom sizes 11Mar 22, 2012 1:51 pm My personal feeling is that bedrooms should be a minimum of 3.3x3.4. It doesn't sound that different to 3x3 but it makes a huge difference to the room. We were living in a house where the kids had 2.9x2.9m bedrooms. Everyone who came to our house would say, "oh, they are cute bedrooms" Cute is just another word for tiny!!! Ok for small children but wouldn't want a teenager in them if I could avoid it. Re: Bedroom sizes 12Mar 22, 2012 2:54 pm The difference in 3.0x3.0 and 3.3x3.4 is a massive 2.2m^2. That's a decent area when you're talking about a small room, over 10%. Re: Bedroom sizes 13Mar 22, 2012 4:14 pm have to say, that when we were trying to decide on plans, it did come down to bedroom size. our master is 4 x 4, and all other bedrooms are 3.5 x 4. totally agree with chamilton with regard to a 'parents retrea' in the master bed......if im in my bedroom its usally to lay on the bed....i dont think i would ever 'retreat' there. if i wanted a break from the kids [and believe me with 2 teenagers that happens often ] i tell them to get outside or go to their own spaces. so personally we like the bigger bedrooms, and if ever buy again, bedroom size will make or break the deal. Re: Bedroom sizes 14Mar 22, 2012 8:10 pm How do they compare to the bedrooms you currently live in? It's a personal choice (and sometimes a financial one....) but if you live in a similar sized room and find it OK then there should be not problems....... Owner Building on 1800sqm Sanity Intact so far Locked up March 2012 Re: Bedroom sizes 15Mar 22, 2012 9:20 pm In our last house our kids bedrooms were 3.5x4m a good size room with single beds, our room was 6x3.8 which was just to big, we had no furnoture at one end of the room.
This time around we wanted bigger bedrooms so the kids could fit queen size beds etc, our kids are 17 and 19 and we expect they will be with us for sometime, so we wanted them to be comfortable, one room is 4x4.5, the other 5x3.5 plus a study nook of 2x0.6m, they are big rooms, also with large WIR additinal but for us we sacrificed number of living rooms so that we could have bigger bedrooms. OOps edited to add master is 4.8x4.5, if I was to buy a home I would prefer 4 big bedrooms rather than 5 beds or an extra living room. In saying that our first home we built had a master of 3.6x3.4 and the minor beds were 3x3, small but adequate Re: Bedroom sizes 20Mar 23, 2012 6:27 pm b0son if it were really like a doctor's waiting room, you'd have to sit in one of the chairs for an hour before you were allowed in bed I think I'd probably prefer to give him a referral to a specialist and make him sit in someone else's waiting room!
