Browse Forums Building A New House 1 Mar 18, 2012 8:35 pm We spoke to the first builder today (well, the sales rep for the builder). He said to prepare a quote for us would cost somewhere in the vicinity of $500-$1000 (reduced fee because we've essentially done a lot of the legwork for them re engineering plan for slab, etc). Now, on the one had I get that it takes time to prep a quote and they are trying to cover their time, etc. But on the other hand, if we get 4 quotes and they all cost $1000 (for example), then we essentially waste $3000 on quotes that don't get 'used'. So, from that perspective, it doesn't make sense for us to do that. Is it common practice for builders to charge for quotes? Should we be expecting this with all the builders we speak with? ETA : What do you think is a reasonable number of quotes to get? 2010, June : Land bought (1700sqm, battleaxe block). That's it so far! We're in the design phase .... Re: fee for quote/tender? 2Mar 18, 2012 8:39 pm We got tenders from Masterton and Huxley. Masterton didnt charge a fee, Huxley charged $500. I think $500 is ok, but I wouldnt want to pay more than that. I also wouldnt get 4 tenders I dont think, I would narrow it down to 2 (atleast to begin with). How many quotes to get? 3Mar 18, 2012 9:01 pm We got 3 quotes from different builders and spoke to another 3 builders without getting quotes but just had a chat about everything and none of those 6 builders ever mentioned any charge for a quote. The only charge mentioned was for the preliminary works like soil test which are obviously needed to get a firm quote for site works. However, you can get a quote for everything else without that (and they will put some allowance for site works in their quote) and then have that done later on to get a firm idea on the site cost. I wouldn't pay for a quote either. In my opinion it is part of their business and the costs for unsuccessful quotes will be absorbed in the earnings from the successful ones. There are enough builders out there that will give you quotes for free and that will do a very good job in building a house for you. So unless you have your heart absolutely set on a certain builder, I would go shop around somewhere else. How many quotes to get? 5Mar 18, 2012 10:45 pm Yeah, I wouldn't be paying for a quote, not in the "shopping around" stage. They do charge for the preparation of plans, but, I had chosen my builder by this stage and the deposit was actually used for my PPA. Re: fee for quote/tender? I don't know how they get away with it. That was our feeling as well. We didn't give the go-ahead to the guy, said we'd let him know later this week. We were just wondering if this is normal for residential builders. caz_770 Yeah, I wouldn't be paying for a quote, not in the "shopping around" stage. We're paying for plans from a designer already, including full set of construction drawings. Seriously, the builder just has to price it up from some very detailed plans that have already been done. I'd be very annoyed if they tried to "re-do" the plans themselves and then said we have to pay for it. 2010, June : Land bought (1700sqm, battleaxe block). That's it so far!
