Browse Forums Building A New House 1 Mar 17, 2012 6:06 pm Hi all. We are planning a knock-down-rebuild in Melbourne's SE suburbs. At this stage it seems we will be going with Inform as they have a lovely plan that meets all our needs in only 33 squares.
Our block is difficult - North at the front AND sloping down from the street, so searching for an appropriate design has been difficult. We thought we would have to go with a custom design, but we believe that this plan will suit us with a little re-jigging. We are at very early stages and open to comments on the plan. However, we are very close to the top of our budget, so the fewer changes the better. Not sure how clear these plans will be. A step down at the rear to bring the rear area closer to the back yard 2. Deleting the study nook and turning the kitchen around to face the family room, with a bench along the eastern wall 3. Moving the dining area and upstairs activity area further down towards the rear of the family area to create a larger courtyard between garage and dining. Re: Inform Home - help us perfect our plan 3Mar 17, 2012 7:22 pm I would have it 'handed' (in other words a mirror image) That will mean that the dining room, family room and activity area will get morning sun which is better than afternoon/ evening sun. Re: Inform Home - help us perfect our plan 4Mar 17, 2012 7:28 pm I realize the western sun will be a problem in summer, but upstairs has 900mm eaves and the medium term plan would be to put some kind of adjustable shading (like a vergola?) over the western side. We use our heating a lot and are more concerned about keeping the place warm than cool. Also we have a two storey place shading our Eastern side and the western neighbors haven't (yet) built up. We are in the process of deciding between Reno or new build. Problem is our limited budget. Our block is similar to yours, north facing front with quite a slope back. The Reno plus small extension down the back came back way over budget which leaves us thinking do we just bite the bullet and build a new house. Budget will need to go up but at least we may get more of what we'd like. Inform, Comdain and Glenvill are on our list as we don't think any of the volume builders will take on the 2.5m+ fall.
