Browse Forums Building A New House 1 Mar 15, 2012 11:33 pm Hello Fellow Home Builders My husband and I are not sure what to do about the garage ceiling. We are building with RedInk and have a triple garage with 25C ceiling height with -1C floor. We assume this equates to a 26C ceiling height?? Is this really enough for normal vehicles and will it fit a 4x4 in those midlife crisis moments? Who raised their ceilings an why? It is about $2000 to raise the ceiling. Worth it do you think? Re: Who Changed Garage Ceiling Heights???? 2Mar 16, 2012 9:21 am Hi Marybond2012, we were told that we could maybe take out a row or two of bricks on garage opening to allow for higher vehicles, our ceilings on our plans are 2580mm 8f4ish. You still have to get through your garage door so it might pay to check the height of the garage door opening. We changed our double garage door to a 21/50 as it was 21/48 but our sales consultant told us no extra to go to next size, extra 20cm makes a bit of difference. I might look into getting mine done now as just checked heights of 4x4 as hubby wants one and not very much clearance, wouldn't be able to put a roof rack on! Re: Who Changed Garage Ceiling Heights???? 3Mar 16, 2012 9:29 am We are going to make ours 31. If you have a landcruiser or a large car. Just make sure it will fit as we couldn't fit our hilux under our carport in our last house Re: Who Changed Garage Ceiling Heights???? 5Mar 16, 2012 10:36 am Our garage ceiling is 2.82 high - our house ceiling is 2.7. I don't think it cost any extra. We made sure the garage door would be high enough for our Jayco pop-top. 26 and a half bricks high - we counted bricks at a few houses. Re: Who Changed Garage Ceiling Heights???? 6Mar 16, 2012 10:45 am Hi There, Front Garage is at 31c ceiling level and we have a rear Garage/ workshop that will be at 30C. For the rear we went the extra height as we want to brace the ceiling to use the space for potential storage. My parents have a high ceiling in their home and the height was always used to have a storage arrangement for large items (in this case a moth class dinghy) and they also had a landcruiser in there at one stage. If it is not going to ruin the roofline of facade I would go higher as it gives options. Cheers Mark Re: Who Changed Garage Ceiling Heights???? 7Mar 16, 2012 11:00 am AussieMark Hi There, Front Garage is at 31c ceiling level and we have a rear Garage/ workshop that will be at 30C. Cheers Mark Thankyou all, i think we will raise it the extra as it is something we can not change after and i want to be able to but a 4wd without stressing if it will fit in my garage... it will cost us 4600 with the tbar lintel (huge amount) but it is soemthing i guess that needs to be done... Re: Who Changed Garage Ceiling Heights???? 8Mar 16, 2012 11:00 am We changed ours to 31 course (garage only). DP has a Nissan Patrol with a lift kit - even the 31 course was too low when the car had a roof rack on. I would suggest going at least 31 course, if not for you but for re-sale. I think it cost us around $2k also, but that is well spent money if it means protecting your car from the elements etc The road to success is always under construction House completed April 2011 - slowly making it a home... Re: Who Changed Garage Ceiling Heights???? 9Mar 16, 2012 12:43 pm Hi All, Does that mean the standard 25c - 1c that the garage door height opening is only at 23c and if you had a 28c - 1 ceiling height in the garage that the door height opening would be 26c???? Re: Who Changed Garage Ceiling Heights???? 10Mar 19, 2012 2:49 pm The issue with 25c ceiling garages (and you are correct the overall height is 2229mm or 26c) is the opening height. With a timber pelmet and a panel lift door you lose about 200-300mm of that space ... the door and motor need to go somewhere !! Raising the garage to 28c is relatively simple. While the opening is still 2229mm the garage door and motor go above that space (the region between 25c and 28c of brickwork). If your garage is on a boundary this does not present a planning issue as the height of the boundary wall is still below the R-Code requirement (I am assuming R20 in your case) If you went to 31c as suggested above and on the boundary you MAY have a minor planning issue to deal with.
