Browse Forums Building A New House 1 Mar 13, 2012 7:29 pm The Mrs and I are looking at selling out and moving to the Hills fringe. Budget is around $620K. A few questions if we may!?!?! 1. Is land still avaialble in Kellyville and Kellyville Ridge? Much of a difference in lifestyle? 2. Which builders best service the area/ have people been most happy with? 3. Will $620K cover the cost of land and a new single story 4 bedder? I would prefer to live on at least 500m2 (we have dogs) 4. Will this property appreciate much in value over time? Thanks! Re: Hills District Advice 2Mar 13, 2012 7:36 pm you might squeeze it in, in kellyville ridge, rouse hill, north kellyville, but I think you would need 400k for the land and 220k for a smallish 4 bedder, but getting a 500sqm block may be pushing it, in saying that our friends recently bought a lovely 4 bedder on 550sqm in the ponds for 640k. However Kellyville is now 500k for land, so not enough left in the budget. Re: Hills District Advice 4Mar 13, 2012 8:03 pm Lots of good builders in the area. We are building with Zen homes, a small builder based in glendenning!! (I'm assuming youare from glendenning!) For a single storey I dont think you can go to wrong with any of the project builders, wisdom/clarendon/eden brae etc Re: Hills District Advice 7Mar 13, 2012 11:03 pm We are building in North kellyville with Beechwood and fit pretty nicely into your budget. There may still be blocks available from Castlehaven realtors. There is plenty of land going to be coming onto the market, but the price will gradually go up I suppose. North Kellyville was a good choice for me cos our kids don't need to move school (we are already in the area). Its pretty new otherwise. Glendenning, Getting a list of recommended builders It really is not a simple thing. Read through some of the forums here, you will hear good and bad with every builder. I personally would not build with Beechwood, after building with them twice before, however others on here have had a relatively easy build. I have had freinds build with Masterton and clarendon recently, both had issues but not to bad. McDonald JOnes seems to have a fairly loyal following, but again you hear horror stories, so the best advice would be go looking at homeworld get a shortlist of 3 or so builders that you like, then do a search on here and read peoples experiences about there builds. Dont get sucked in by special desls, all builders will offer freebies, but at the end of the day compare house design with the inclusions and price.
