Browse Forums Building A New House 1 Mar 13, 2012 12:32 pm Hello, We are in the process to build with Porter Davis and would like to change our floor plan a bit. Basically we would like to join a toilet and the bathroom via a door or by leaving out the wall. In the very first talk at the the sales office this requested change wasn't a problem. Now shortly before finalising the drawings, colour selection and electrical that is not possible anymore. We double checked (in the first sets of drawings) that this wall is not a load bearing wall. We sent some emails back and forth and are considering to pull out. Unfortunately it's a land and house package and therefore we are not sure if we could change to another builder. Of course we could let them build the house and open up / knock down the wall by ourselves but that is so stupid. Plus that we are not sure what will happen to the structural waranty of the house. Any thoughts ? Thanks... Re: Porter Davis - Change of floor plan 2Mar 13, 2012 12:47 pm What reason have they given for you not being able to take the wall out? Re: Porter Davis - Change of floor plan 3Mar 13, 2012 12:49 pm Basically no reason... Just saying that they are not able to change wet areas... BTW it's an Access range house ... not sure if that makes a difference Thanks Re: Porter Davis - Change of floor plan 5Mar 13, 2012 1:29 pm Sorry can't be any help with that response. Maybe you could ask to speak to the Manager for further clarification. Re: Porter Davis - Change of floor plan 6Mar 13, 2012 1:36 pm Thanks so far... Will do some calls tomorrow and let you know what's going on. It's just very recent that we got that negative response... Porter Davis - Change of floor plan 7Mar 13, 2012 5:28 pm We are building with Access, they are pretty inflexible with changes, but if you were told before that it could be done and try can't give a good reason why it can't I'd push more for it. It didn't work for us, but you might have more sway if u threaten to pull out, we were too far along to consider that for us Re: Porter Davis - Change of floor plan 8Mar 14, 2012 1:45 pm OK... PD management says that Access does not allow any changes to the wet areas. So let's see we havent' signed the contract yet... Re: Porter Davis - Change of floor plan 10Mar 15, 2012 12:58 pm Bummer... Like mentioned at the beginning the whole thing is a "Land and House package"... After some calls and having a more detailed look at our land contract we have to stick with Porter Davis... Yesterday evening we had a look at some other PD houses but so far we were not able to find something similar. Will talk to them again and try to persuade them... we are even willing to bear the additional costs, if any... Of course we could do the change after handover but that opens another can of worms... structural warranty Thanks all Re: Porter Davis - Change of floor plan 11Mar 15, 2012 1:03 pm So you can't walk away? No wonder they won't change anything, they have you by the short and curlies. Another forum user had the same problem, even after spending 60k+ on upgrades they refused to make the smallest modification on an access house. Lucky for them they could walk away!! Good luck Re: Porter Davis - Change of floor plan 12Mar 15, 2012 1:19 pm Yes we could walk away.. but we would loose the land which we really like... It's Mariott Waters... walking distance to a shopping centre (which is in the process of been build), primary school, planned child care, public transport with P&R (Merinda train station), close to my work place, and so on... Wow that is terrible about the insurance! I guess ideally proof of insurance should be provided prior to first deposit but I'd imagine they would refuse to be out of… 17 14232 There isn't any need to.
