Was there anything you got blindsided by that you forgot to include in your budget that you werent expecting? Thanks in advance Re: Unexpected costs? 2Mar 12, 2012 2:06 pm Mortgage Insurance, as our deposit was only 5%. That was a big one I didn't think about = almost $10k. I didn't really think about how much the extras cost. We are building a 'classic' version of the display home (basically the cheapest one) and including siteworks, we added an extra $18,000 of changes to it. Settlement fees, mortgage registration fees, land transfer fees, etc...so many fees! They were all included in our loan but still. So many fees. Luckily we didn't pay stamp duty but that's another one I had forgotten about and it was just lucky we didn't have to... Peiring, because my slab needed reinforcing: ~$6,000 Design guidelines: $12,000 LMI: Varies, but you need to have it if your LVR is >80%. Stamp Duty: Just don't forget it. Solicitors/Conveyancors: $1500 Inspector: $1000 NBN: $1200-3800 Gas, Elec, Water connection: Sometimes included. Sometimes not. Blinds. Fencing (~$1500 on a 12.5x28) Light bulbs. Clothesline. Landscaping ($1,000-10,000) Driveway ($1500-$4000) TV antennae Electrical/data points. Adds up quickly. They're the main ones. Haven't really mentioned all the little things and things you might already have if you own/rent in an existing home. I know that my block is an A-class site in an already developed area so my siteworks are only costing me $3,500 and no piering... Sometimes things like landscaping, driveway, etc can be included with the house if you go through a builder who has them as a standard inclusion, or through a development (eg MIRVAC) where blocks come with special landscaping packages. Don't panic = Akashra has included an awesome list above of things that can come up, but all of it depends on your block/builder/budget/type of slab/site class/what you want included in the house/standard inclusions.....etc. Re: Unexpected costs? 9Mar 12, 2012 4:04 pm Thanks DavenSally - Our block is an old block in the centre of town where we live. It had an old house on it which has been knocked down. The block is fairly clean except for a couple of hibiscusy type trees on it. I am hoping site works will be minimal Siteworks can depend on a number of factors... Assuming your block has been cleared does not mean site works will be cheap. Fall, soil type, access, retaining wall requirements, drainage etc play a part in the pricing. If your block is flat but your soil type is bad, you could be hit with a big bill as you need quite a few peirs. One thing I have learned is dont assume anything and be prepared for anything! My advice - read as many forums and blogs as you can Reading through the forums will help your knowledge of what to expect. Hope this helps Re: Unexpected costs? 11Mar 13, 2012 5:52 pm Indeed. The piering on mine was originally thought to be needed because I have five neighbors, of which four have easements. The one of concern was the easement on the east side where the garage would be, so they thought they would have to reinforce the slab so that if the easement were to be dug out, the slab and house wouldn't collapse. I'm not sure why, but they've decided this is not necessary. Design guidelines are things the land developer/council declare you must have. For example, I need to have 2550mm ceilings, front eaves and at least a 4.0m^2 portico. In other more stylish areas, you might need say 2900mm ceilings or eaves completely surrounding the building or pink polka dots coloured in to the brickwork. My house had to have longer eaves, thicker windows and awning windows (instead of sliding) at the rear of the house because of where our block is situated (100m from a train line/highway). That cost us an extra $2,500 or so.
