Browse Forums Building A New House Re: Our Benham 33 journey 4681Jul 14, 2014 6:05 pm They stopped doing flush due to too many issues in too many houses. Especially if the finish really doesn't match the brick. We got ironed and it looks great! Enough to give the bricks definition without being too big to house icky spiders!! Re: Our Benham 33 journey 4682Jul 14, 2014 10:03 pm We've just had a flush mortar job completed. The site superviser did ring me and say that they don't do it anymore, but agreed to have it done anyway. We have a smooth face brick, so it looks quite nice together. Re: Our Benham 33 journey 4683Jul 15, 2014 9:04 am Hello all! Hey I noticed a few comments about slowness (or delays?) in a few of the Rawson threads which I still stalk (old habits die hard I guess ) ... and I feel the need to comment about a build happening near my commute to work. I usually don't drive, so I hadn't noticed who the builder was for this place that's gone from an old house to 2-storey's worth of frames in under a month; but this morning I did drive, and noticed that it was a Rawson. Quite a big one, probably a Chifley 42 or Seaview (didn't get time to look at how it was laid-out - I'm just guessing based on size). But wow - there are heaps of houses being built near us, and I've never seen anything progress as quickly as this! Re: Our Benham 33 journey 4684Jul 20, 2014 3:33 pm Thanks for the feedback on mortar. Good to know a few of you are happy with the ironed joints. We were disappointed they took flush from us but it sounds like it will still go ok Re: Our Benham 33 journey 4685Jul 20, 2014 3:37 pm Forg Hello all! After more than 6 months of admin and stuffing around we are well and truly ready for them to start. We should be passed on to a site supervisor next week so hopefully I can post up here in a few weeks that they are flying through our build too!! Re: Our Benham 33 journey 4686Aug 04, 2014 11:03 am Can anyone tell me if Rawson installed a TV antenna for you? I only just thought about this recently. It wasn't raised at any of our selection appointments. I don't remember seeing it in the tender/contract so assume we'll need to sort it out ourselves after handover.. Re: Our Benham 33 journey 4687Aug 04, 2014 11:05 am nope, no aerials... they provide the connection and wire in the ceiling. that's it. Re: Our Benham 33 journey 4688Aug 04, 2014 4:47 pm Also if you have multiple ports (for tv, phone or data) I suggest getting some sort of home hub done. Otherwise Rawson just loops each port together. Makes it very hard to diagnose problems in the future or add additional ports (has to be chained on the end of the loop). Re: Our Benham 33 journey 4689Aug 04, 2014 7:29 pm Pongie, we asked at electrical for them all to be terminated at a particular point. We'll need to add a patch panel in afterwards though. There's a variety of home hubs around that should do the trick though. Re: Our Benham 33 journey 4690Aug 06, 2014 1:30 pm Thanks, will have to arrange to have an Aerial done after handover...we are getting the hills home hub so am hoping the data ports will go from there to the house and not in a circuit setup. Will try to discuss this with the supervisor/electrician later to be sure Re: Our Benham 33 journey 4691Aug 09, 2014 10:17 am Sorry to keep spamming this thread but now we are finally starting on site I keep thinking of new things I need to do. I remember reading a while back that a few people got independent inspections done throughout the build. Can anyone tell me if you did this and if so; 1. who did you use - certifier, building consultant or other? 2. at what stages did you have the inspections done? 3. How much did it cost per inspection/report, and 4. was it worth it??? Re: Our Benham 33 journey 4692Aug 09, 2014 10:31 am We used Howard Ryan (search HK Ryan) and I think a few others on here have also. For us he suggested after bricks and roof were on and then another inspection at PCI. The reports are $595 and everything that was listed in ours was easily sorted by our SS. For peace of mind at least the report is definitely worth the money. We had a step that was non compliant because it was 23cm high instead of 19cm high. It looked neat and otherwise was fine but I hate to think of any legal sort of mess there might be if someone fell over on it. Would my home insurance still cover it? Would I need to sue the builder etc etc. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Our Benham 33 journey 4693Aug 09, 2014 11:04 am robbie55 We used Howard Ryan (search HK Ryan) and I think a few others on here have also. Re: Our Benham 33 journey 4694Aug 09, 2014 11:27 am Its $595 for each report. So it'll cost us $1190 altogether. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Our Benham 33 journey 4695Aug 09, 2014 7:41 pm Mention this forum and you'll get a small discount, think $45-50 off. Re: Our Benham 33 journey 4696Aug 11, 2014 9:09 pm I didn't get a discount and I mentioned the forum. I am also looking for a new inspector for my second inspection (PCI). Any other suggestions? I need someone willing to take me through the house and show me stuff. Re: Our Benham 33 journey 4697Aug 12, 2014 4:51 pm We used HK Ryan - he did our 1st inspection before lockup (& i got the forum discount) and i booked him again for the final inspection only to get a report from his sons company. My SS told me afterwards that Howard has since retired and he is referring his work onto his son - would of been nice if Howard had told me so i could of decided if i wanted his son to do the inspection - Mrs Brown Bear maybe thats why you didn't get a forum discount? I agree with a previous poster - its more peace of mind because we didn't know what to look out for and nothing major was found - i pushed for the inspection whereas my husband would of preferred to save the $1,100 we paid for the 2 inspections. We moved into our Seaview about 2 months ago and we love it. There are issues and we have a maintenance list with about 20 things on it, the major one is we had 60x60 porcelain tiles laid by Rawson downstairs and after about a week of walking on them, holes started appearing in the grout - not impressed as this was a big upgrade. We had our driveway done by Rawson and we now want to get a side path done in matching charchoal concrete - 1 of the guys that i got to do a quote wants to know who the concrete supplier was who did the driveway as I'm worried about the colours matching but of course i can't find the brochure that we got in the big supplier folder - i think it might have been Boral - does anyone know for sure? TIA Re: Our Benham 33 journey 4699Aug 13, 2014 9:45 pm Thanks Sounds like it is definitely worth it even if only for piece of mind. I'll try hkryan since others have tried but might call one or two other companions too and see how they sound.. Robbie, something like your step problem is the kind of thing I'm worried about missing! I want someone who is prepared to walk through with us at our final inspection too Re: Our Benham 33 journey 4700Aug 13, 2014 10:59 pm It may be tough to get an inspector that will walk you through. After all, they probably don't want to be interrupted while doing their work. Besides, during their inspection, they are probably busy scribbling down notes and what not anyway. You should definitely wait for the full report. It's broken down by areas with lots of photos so really easy to understand. You could always call them up afterwards to clarify anything in the report anyway. Any advice on how to ensure the kit home granny flat that im thinking of buying will get council approval.
