At least you are in your lovely new home. Re: Our Benham 33 journey 4502Mar 07, 2014 7:32 am Hi Shakeandbake, Good luck with your house build. There is lots of good advice in this forum about how to manage the build so I won't rehash what everyone else has already said. My only suggestion is to make sure you are taking a reasonableness approach to the build. At the end of the day you are building a project home through a volume builder. The standard is not going to be the same as a custom built home but then neither is the price. From previous posts you can see that no matter how closely you monitor the build things are going to go wrong. Accept that and all will go well. Cheers B&K Re: Our Benham 33 journey 4503Mar 07, 2014 11:43 am B and K Hi Shakeandbake, Good luck with your house build. There was nothing we could do about our major mishap one step from the finish line. Sometimes you deal with idiots and it doesn't matter who you build with, they still come out of the woodwork. I've been very impressed with how my SS has handled our situation. Re: Our Benham 33 journey 4505Mar 11, 2014 3:29 pm Perfectly put B&K - couldnt have said it better myself. Bricklayer was out last Tuesday and he was still there when I got home at 5:30pm. He worked his backside off all day and managed to clean off the columns that the other useless brick cleaner never bothered with. He pulled down part of the column and made it straight. He also replaced a few suspect bricks that had Boral stamping on it that wouldnt come off with brick cleaning. He tried to clean off the mortar left behind on the porch and the alfresco, but couldnt get it off, so the next step is getting a concrete grinder out to try and get it off. We have to wait for the mortar to dry on the freshly laid bricks and the bricklayer will come back and repoint the house where it needs it. The problem we have now is that the bricks still need cleaning and as we have grass and the alfresco has a plastered ceiling, and acid cleaning will ruin those. We have been told that the bricks are as good as they can get and they will never be brilliant - where do we go from here???? I dont know I have passed it onto the maintenance manager and I am waiting to hear back. The plasterers came out to the house today to have a look at the work they have to do. They are scared at the mess that the work will create and think that Rawson need to pay for us to go to a hotel for a week as they have to replaster the void areas and quite a few of the ceilings. They will also have to erect and dismantle the scaffolding every day so that my three year old does not climb it and injure himself. Hi Jen, first of all sorry to hear about all these issues you’re having. Regarding the bricks they can be hand-cleaned. They don’t like doing it but we had a lot of bricks replaced too and they were replaced, pointed and cleaned by one guy - SS called him the brick doctor as that’s all he does, fixes brick work from bad trades. Ours has been done that well that I couldn’t find the bricks he replaced. Also, we had our Alfresco bricks cleaned 2 weeks ago and the plaster ceiling is fine. I don’t know if they used acid the second time or just pleasure cleaned everything – either way plaster and everything around it was fine. We're doing our PCI tomorrow. Our building inspection report came through this week too - mostly touch-ups. Fingers crossed we're in within the 2 weeks from PCI - our lovely new driveway below: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Our Benham 33 journey 4507Mar 12, 2014 4:18 pm Can anyone with a tiled roof tell me whether rawson paint the valleys? Our roof was done today and the valleys are silver.. Roof is dark grey and they are an eyesore to say the least! Re: Our Benham 33 journey 4508Mar 12, 2014 7:23 pm Rawson k - we had that guy you are talking about. He comes from penrith, so he is travelling about 6 hours every day and he said he could hand clean them but it would take weeks and cost Rawson thousands. How was PCI? Our driveway is done and we have a ceiling again! Hooray! Timber flooring goes in tomorrow and carpet on Saturday. Ceiling is being repainted next week and all the paint touch ups will be done then too. Looking like PCI next Friday and handover the week after. Finally! Feels good to be making progress again, although a little sad because we should be enjoying our new home by now. Landscaping has started too with paving today and fencing starting tomorrow. At least most of the landscaping will be done by the time we move in. Only good things to come from here! Re: Our Benham 33 journey 4510Mar 13, 2014 7:54 pm Good news finally munchi. Have been stalking your blog forever. Can't wait to see your timber floor, we are getting timber too. Are the valleys on your roof painted to match your tiles? It was one of the last things done by the painter for our house. Re: Our Benham 33 journey 4512Mar 14, 2014 6:29 am munchi Your house looks fab Rawson_k! How was PCI? I couldn’t believe what I saw when you posted those pictures... and our aircon isn’t in yet so now I'm worried! Our PCI went well, it was mainly touch up for painting. We had an informal walk through 2 weeks ago and picked up the major things. Have you checked your kitchen and bathroom vanities? We had a lot of scratches on ours from traides rubbing against it or leaving tools on them. Our SS did mentioned having a black kitchen would mean a lot of the little scratches stand out alot more - I thought of you straight away. Ours is mat-brown and it shows up little scratches and marks easily. Rawson said they will replace all the scratched items which is great, but there is a 1 to 2 week lead-time so it was lucky we picked them up before PCI as we would not have a chance of being in within the 2 weeks if didn’t get on to this early. If you haven’t had a good look at this yet I recommend taking a rag or something and checking all of this ASAP. I'd hate to see you delayed again. Thanks for the tip our the kitchen and vanities too... we are having black as well. Looking forward to seeing more pics of your home soon. Re: Our Benham 33 journey 4514Mar 14, 2014 8:55 pm Thanks Pinny. I have a few photos from today so I'll put them on the blog tomorrow. Thanks rawson_k. I think our PCI will blow out a few days due to the delay in getting the painter back but handover should be about the same. We did discover another issue today at our visit. More water. It's gotten behind the waterproofing and found a tiny spot that wasn't waterproofed properly and has escaped near our bathroom door threshold. Not happy. We've discussed with our SS and we're willing to let them finish everything bar the carpet in that area so we can handover in two weeks. We'll allow the floor to dry properly before getting them back to lay the carpet in that area. Realistically it's better for us to live without the 2m of carpet than potentially have to rent (with basically no furniture in our house..) for another month.. Re: Our Benham 33 journey 4515Mar 19, 2014 9:40 am I'm happy to say we have our handover date on the Friday 28th March- so only 9 more days till we have our keys. Saying that, we have a bit to do around the house plus also completing the pool but Its great to be at the end of the massive journey - about 18 months worth of admin and build. Re: Our Benham 33 journey 4517Mar 19, 2014 5:39 pm Sounds like a good day for hangovers Rawson_K because that's when ours is scheduled for too. All going well with the painting that is. As for our little water issue - it dried up over the weekend so our house is fully carpeted . Landscaping is going well too. Fence is up, paving done and the grass goes down on Friday. Then all that's left is a bit of tree planting . Will be very nice to have all that done before moving in . Happy days! Not sure if you meant a day for hangovers or handovers, they both work Re: Our Benham 33 journey 4519Mar 20, 2014 6:22 pm Hi Guys, We are getting close to starting our build and making internal selections and all that fun stuff (we are building the Huntley 30). Couple of questions; - With flooring, did many of you get what you wanted with R's standard range? We have had a quick look at the tile supplier early on but haven't had our appointment yet. We want bigger size tiles (650 or bigger) but we were also considering getting floorboards. For those of you that have floorboards, did you do this through Rawson or organise a credit for the tiles then do it yourself? Can anyone tell me if any of the larger size tiles are included in the standard range? If not how much did it cost you (total) for larger tiles? - Rawson_k We are thinking about getting a pool too. most informal 'quotes' we recieve indicate that it'll cost us 30k for any pool upto about 7x4 (excluding landscaping). Is this the kind of pricing you found too? Thanks Re: Our Benham 33 journey 4520Mar 20, 2014 6:31 pm We had our internals appt in Feb and it was great fun. Tiles less so, there are some laminate flooring options you can have a look at at the internals appt (at least choose one as an option I think they are included). There are some nice large tiles available but they are not in the standard range (expect to pay over $60/sqm for 600x600 tiles). http://camdenbuild.blogspot.com.au/ by invite only please pm me Any advice on how to ensure the kit home granny flat that im thinking of buying will get council approval.
