Browse Forums Building A New House Re: Our Benham 33 journey 1701Dec 18, 2012 11:36 am Just having a quick lunch break between cleaning the rental & making a start of unpacking upstairs. How is the house.... PERFECT! It's better than I imagined, I will take some photos in the next few days once I clean & get rid of some of the junk, and the lounges are delivered. Colours are fantastic, kitchen looks AMAZING - I was so hesitant with my splashback but it looks great. We spent most of our visits to the house wondering what on earth we had done!! I'll admit, it's different and not for everyone & will probably date, but right now I love it. Stairs look fabulous, the ebony stain is gorgeous - we spent a small fortune upgrading the stairs and it is worth every cent. Haven't had a bath yet in the ensuite, but it's on my to do list this week!!! The cat has settled in, he loves all the windows he can peer out (bird watching!) and the sun. After his 5 months of "prison" at the rental this is heaven for him. The dog is being a brat - our fences aren't up yet, so we erected a big fence, but he can escape, so he is spending all day inside with me asleep.... We are starting the retaining walls & forming up for the driveway this weekend. Retaining walls will take awhile, but we'll get there. Tarsha - Your place is looking great! Built the Seaview 36 with Rawson Homes - Read about it on my blog http://lamaisondemorgan.blogspot.com.au/ Re: Our Benham 33 journey 1702Dec 18, 2012 2:21 pm Tarsha your house is looking great! Love the facade and all the colours you have chosen have come together nicely. I'm glad you're enjoying your new house Smorgzzz, at least we all know the end result is worth it! Re: Our Benham 33 journey 1705Dec 21, 2012 12:06 am Koroboo thats awesome! Smorgzzz I'm so glad that you are happy with your house! It looks fantastic! Can't wait to be at that stage.. Hopefully my dog takes a bit better to the move haha We will definitely have to have a fence before he comes lol We have got gyprock this week! only downside - they have sent another progress payment. However I don't feel I should be paying for the finished Gyprock until it is actually finished.. Is the internal linings payment meant to be after lock up? My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1706Dec 21, 2012 5:03 am Tarsha - what have they completed of the gyprock. Is it all in, cornices in, and all filled and sanded? Unfortunately there is nothing in your progress claims that mentions lock up, so the gyprock is payable if they have totally completed it. No bricks for us. DH went past yesterday and nothing has been delivered yet. The bricks were supposed to be out of the kiln Wednesday and be delivered before Christmas, but I doubt it very much if they show up today, so that means no bickies starting on the 7th. Last day at work yesterday until 15th January - the shut down is one of the positives of working in the building industry. Another thing I am grateful for is that Rawson isn't shutting down for as long as my work. We are at frame stage and we feel as though this progress payment was a little early as they have built a wall in the ensuite and it isnt meant to be there and they have not put a wall where there is meant to be half a wall (we paid $1100.00 for the upgrade). They also installed a large window upside down! But besides those things we love how it is coming together. Jen we are also off until the 15th and really happy they come back on the 7th. Our SS told us yesterday the bricks are going to be delivered on the 8th and they have a brickie ready to go! Re: Our Benham 33 journey 1710Dec 21, 2012 8:02 am We've been told excavator & concretor booked for week commencing 14th January. Hope everyone has a fantastic Christmas! Lots of house related gifts I'm guessing? Building Stroud 30 in Lake Macquarie Re: Our Benham 33 journey 1711Dec 21, 2012 10:56 am Merry xmas all I just confirmed with our CSO that if we go over the Tender period we will not be subject to a price increase Thats why I love Rawson!!! Weird.. I haven't seen the gyprock yet. DH said they were still working on it yesterday and I received the invoice on the 19th.. I think that was the day they started lol MelC mine said Merry Christmas as well! yep heaps merry haha I'm not sure how it works with questioning when it should be paid.. I think at bricks they can't send that one early as the bank sends an inspector.. I wish I got holidays over Christmas haha I think our SS was coming back a little earlier than normal.. He said he has too much work on Mrs Bigted and S36 - awesome news I'll go out tomorrow and get some more pics My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1714Dec 21, 2012 11:24 am Melc - if they are the only errors in your framing, then I would say your invoice is due and if I was doing the claims I would have sent it out as well Tarsha - the claim says without cornices - I would be questioning that one as my definition of interior linings include the cornices. Rawson is closed until the 7th so I would be waiting until the new year until sending it through to the bank. Spoke to SS today. Plumbers not coming back before Christmas as they are playing golf today, so no water. The bricks have not been delivered so I am sure they will come hopefully on 7th. There are supposed to have brick layers waiting to go on 7th. The only action we have had on our block this week is the portaloo was emptied today - exciting Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: Our Benham 33 journey 1715Dec 21, 2012 3:39 pm Jen I rang at 9am and left a message - no one rang back.. I tried a few more times and eventually rang reception. Apparently they left earlier than the 1pm their email says lol. So I sent an email questioning both when the invoice was sent and the corninces thing and just said that as no one is working over the next few weeks anyway (me not paying wont delay work) I will just await their reply when they return to work.. The Gyprock still isnt finished so I figure I'm not in the wrong.. You witnessed the portaloo being emptied? Yay? haha My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1716Dec 21, 2012 5:30 pm I didn't realise portaloos got emptied! I thought they just festered for months @ got taken away at the end. I vote that job the worst on the world. Re: Our Benham 33 journey 1717Dec 21, 2012 8:44 pm Tarsha - we have had problems with accounts receivable. The claim that we got for the frames had the slab payment as stil outstanding. I had received a phone call from the girl that does the invoices the day before to confirm the cheque had arrived. As soon as the invoice was emailed to me I asked for it to be amended to reflect the correct amount owing - take into account the payment and I never received a reply. Mrs bigted - I actually told DH today that cleaning out the portaloo has to be one of the worst jobs in the world. It stunk and we have only had a couple of carpenters there doing the frames. I am hoping that I am not around again for the cleaning Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: Our Benham 33 journey 1718Dec 22, 2012 6:39 am tarsha678 Koroboo thats awesome! However I don't feel I should be paying for the finished Gyprock until it is actually finished.. Is the internal linings payment meant to be after lock up? Morning all, I've had the same frustration with progress payments two weeks ago. They sent the fittings in the same week I got the gyprock invoice, so Tarsha expect that as a new years present. As I was technically at lockup although a door had a problem locking, there was no kitchen or bathroom cabinets installed at the time (delivered not installed), which I assumed was "fittings". I tried calling the office but as usual didn't get my call returned. I reluctantly put the payment through as the SS assured me he was going the internals all done before Xmas. To his credit he took the feedback and everything got done, plus probably more. It's a shame the admin side of things is a bit of a letdown as all the tradies and my SS are lovely to deal with, and my experience so far in dealing directly with the people on the ground has been great. Re: Our Benham 33 journey 1719Dec 22, 2012 7:57 am Capitalg - they cannot put a claim in for items delivered but not installed. Even though Rawson fulfilled their end of the bargain and got it finished, I personally would not be paying claims before the stage is totally complete Modified Fernside 38 Rawson Homes Blog: http://www.thehousethatmatandjenbuilt.blogspot.com Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=60501 Re: Our Benham 33 journey 1720Dec 22, 2012 10:05 pm It was been e very hectic end of year for us and I have finally managed to get back to this forum. It is great to see so much has happened in the past month for most. The end of year appears a little disappointing for some of you. My stance is the home will be done when it is done. There is no point trying to rush or get upset over things if they are delayed. Homes are built by people, and people sometimes make mistakes. It is how they are addressed is the most important concern for me. I have mentioned a few items to our SS casually and have been assured that they will be rectified. At this stage we are taking our SS on his word as everything has been delivered that has been advised. Our frames have now been completed, the plumbing rough in has also been done. Santa (or R - who knows) also blessed us with our brick delivery (minus the feature brick). We are very happy with things to date and look forward to what awaits us in the new year.
