To be honest, you don't really notice it. But you would definitely notice different height skirtings. Here is ours around our island bench.. We are doing ours through rawson and were told direct from the supplier that we will only require scotia around our kitchen island. After handover. I would check how thick your skirting boards are. "In terms of the required expansion gap, a minimum of 10mm is required in lower relative humidity environments like Melbourne or Hobart. a 14mm gap is required in areas of higher relative humidity like Queensland or Darwin. arc Bamboo may grow or contract up to 2mm per lM in the width, so make sure you leave enough gap to allow for such expansion or contraction. The wider the floor, the bigger the gap that may be required." I was told laminate only need 5mm, but bamboo should be 10mm. Otherwise if I want them to leave 5mm I have to sign away my rights to call them back to fix it if the gap appears. Which they reckon it will. We will be connected to the NBN and have the HillsHub/connection included in our tender but I'm sure this won't include any data points throughout the house. I would be keen to know if anyone has done this then how many points did you include and what was the cost. I'm thinking 4 points (1 upstairs rumpus + 3 Downstairs in the study, theatre and kitchen/living) will be sufficient since most things will run wireless anyway. So we had our tender presentation, all went ok, some extra site costs that we weren't expecting... We paid the $3k deposit and received the colour selections book. From then they said they will be drawing up our plans which would take approx 4 weeks and we need to choose our external colours during this time and provide them at the plan presentation meeting. I remember them saying something about paying another $7k. Is this at the plan presentation? I'm expecting that there will be changes required to the plans etc, do we pay this before the plans are finalised? I would like to have the plans perfect prior to paying any more money... You dont pay the 7K until they are just about to lodge your paperwork to council. Hopefully the first set of plans will be good but take the time to look over them - we eventually had to have three sets of plans done before we accepted them. If you don't make all the changes prior to paying your $7k you will be charged for redrawing the plans. In the meantime focus on your external selections - it did take us a few weekends to get ours right. The brick suppliers will have sample bricks and walls but they really do look different when you see it on a full house and sometimes even the same brick will look a bit different depending if its double or single storey so once you've got a shortlist be sure to get a list of addresses and go and have a look. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Our Benham 33 journey 4591Apr 16, 2014 9:54 pm The normal Rawson skirting is fine with our timber floors but ours are timber, not bamboo or laminate. As for data points we have them behind all of our TVs but that is all. Everything else is wireless and we have our NBN box near the stairs in the middle of the house. Re: Our Benham 33 journey 4592Apr 17, 2014 8:31 am Hi At the avenue, I'd advise getting all the data ports you need put in at the time of build, at least to the downstairs of your home. We had data ports behind each tv, a port terminating in the roof where I installed a roof mounted Wifi point, 3 in the study and one port in 2 of the bedrooms. We did this for two reasons : 1. It's a hell of a lot easier to do at the time of build then retro fitting 2. The Hills home hub had to be set up with the correct amount of ports from the get go. If you didn't want the spend the money, a really good wifi router will do a similar job. Just something to think about. If I may chime-in on this topic ... it seems to me that prices for data & power points are extortionate when building a new house, because they know you don't have much choice given the construction methods ... if everything was cavity double-brick without frames we could do what we wanted, but with cladding & veneer & insulation it's hard to install electricals afterwards. Because of the cost, we've only had ethernet ports installed where the TV &/or sound-systems are likely to go, one upstairs and one downstairs, and they connect back to a "data cupboard" where we can put modems and a WiFi access-point for downstairs. There wasn't much talk about the NBN in our case, and with the scale-back of NBN service-quality I don't know how much I even care about it, but we've got somewhere to connect it to if we need to. I was mildly concerned that maybe full high-definition TV might not work over WiFi, but I've been too lazy to plug it all in & set-up the router properly in the rental (cables aren't quite long enough & I don't want to buy more and then have the Roomba getting stuck in them every 2nd day). So everything's connected via WiFi; the hard-drive connects to the media-player via WiFi, the TV connects to the internet via WiFi, etc. It all works without any problems, and the WiFi isn't the latest generation either (which is faster). I think that if WiFi works for the application, it's a way neater solution than having wires that need to be tucked away or stay out to be chewed-on by pets or cleaning robots. But I also think that if you know your main connection-points, it's still worth getting those hard-wired (eg. if we had just the one in the "data cupboard", I don't think we'd be able to stream music to the outdoor area; the connection might be too flaky as it'd be too far away). I guess my general feeling from here will be to get just a couple of points where we know 100% we will be running things and then invest in a good wireless router for the rest! As Forg said, it's probably a neater way to do it than have empty ports in the wall. There were a few minor things that were picked up and we emailed the report to our SS and asked that he give us written confirmation when this was done, he basically ignored this request and next time I saw him he said everything had been fixed. We are 5 weeks away from handover but I spotted a few problems when I was at the house getting a blinds quote last week so it will probably blow out. We upgraded to 2 shower rails and they have been placed soo high the tops are almost touching the ceiling and we can't reach the shower head to adjust the position so these will have to be repositioned. Also at internals I moved the water filter into the butlers pantry because I wanted a clean look with only the tap on the island bench but they have installed 1 in the butlers pantry and 1 in the kitchen so I'm not happy about that. Our SS pretty much said the same thing, but he has not long rang my hubby and said that the carpenter will be onsite tomorrow to fix the issues - hopefully will get it confirm in writing too - dont want walls to be ripped out later to fix things that should have been done. And the inspector has noted it in the report that will be be checking that the items have been corrected at pci inspection. You wonder where the common sense in some tradies is when they install things - you would think they they would put thing in at a height they would be happy with if it was there own home. PPrem also pm'd me about this not too long ago, and the same thing happened with our frame inspection. The site supervisor pretty much stated he does not have the time in his schedule to go through the list and tick them off as they get completed. Most of our items in our report were incomplete work. I guess it's peace of mind to ensure nothing fails to meet the building standards. Wondering should I bother with the final inspection now. We are planning to do this (and carpet), so all flooring except the wet areas after handover but we are concerned about the thickness of the timber in comparison to the carpet and we don't want the little step (toe kicker). We were thinking of getting Rawson to drop the slab by 25mm in all the timber floor areas to compensate... Has anyone done this? Or any other strategies?
