Browse Forums Building A New House Re: Our Benham 33 journey 1241Nov 02, 2012 4:32 pm Munchi, I would get it done after handover. You will get a tiler to do it and it will save you a lot of money. We were told by Rawson it was about $9K to bag the front of the house, which that is totally crazy money as it would not cost even close to that. Tarsha has done normal bricks on her facade and column and she will bag/render etc after handover. Rawsons prices are just insane. We're getting the bottom floor of our facade rendered and it's going to cost 6700! A friend from work got his whole place rendered for that! I'm getting nervous about interior selections. I have asked numerous times for what brands they use for flooring and if they can give me a price list of what is allowed in my inclusions and I keep getting brushed off.. Makes it hard to get a good idea before the color selections appointment.. I have a feeling already I'm going to overspend on my timber floor.. Re: Our Benham 33 journey 1243Nov 02, 2012 4:53 pm Jen - I know they'll pay, but knowing my luck it will be more delays replacing it! The SS said next week we'll get the front door fixed, but that was 3 weeks ago.... As for the garage door, apparently he needs to weld something into the roof for a bracket for the roller door, and that was about 6wks ago he told DH that! Built the Seaview 36 with Rawson Homes - Read about it on my blog http://lamaisondemorgan.blogspot.com.au/ Re: Our Benham 33 journey 1244Nov 02, 2012 5:08 pm Forg Hey ... the Platinum inclusions level, which I suspect may be the basic level for some of the designs (or maybe sizes?), allows you a pivot front door doesn't it? I ask because I saw some of those 2340 x 1200 Corinthian entrance doors which I'd previously thought were only available with pivot installation ... using normal hinges. The pivot's lovely, and I really like the look of it, but I've seen a few display homes now where the mechanism is busted & the door opens beyond the closed point; and I also figure hinges are easier to fix. Plus it seems a shame to cover a nice entry-door with a fugly flyscreen but the engineer in me will probably want to put that functionality over the prettiness & install such a thing; a lot easier with a normal hinged door. Wotchooz think? They mightn't refund us anything, but that doesn't bother me (the hardware itself is probably only $50 difference anyway). Hi Forg, We went with the platinum package too. The extra inclusions were worth it from our point of view. We did however upgrade the front door to an LUM5 (for an insignificant cost). We are not going with the fly screen on the front as to not cover our entry door. The hinge mechanism on the pivot door will generally be fine in a normal residential installation. The pivot is used on the large doors purely for the weight factor. On a 2340x1200 I would not be comfortable hanging with a standard hinge. Just my opinion, but I have been hanging doors with my father for about 20 years. Tondar Re: Our Benham 33 journey 1245Nov 02, 2012 8:01 pm I thought we were the only ones ignored by Rawson. I hope things get better soon for all of us.We are still making amendments to satisfy mighty Ponds Review Board. Tarsha, I absolutely love your tile selections. You have chosen the tiles that I had in mind for our house. Your house looks fantastic. Jen, Hope your son recovers soon. Re: Our Benham 33 journey 1246Nov 03, 2012 8:41 am tarsha678 Well we are back to reality And back to work tomorrow :( Jo I love your tile selections! We had our appointment today and O.M.G they were so hard!! we ended up going the same through all of the bathrooms pretty much because the couple of features that we liked were too expensive. So main bathroom we raised the heights to 1200mm in the room with the bath and shower, Left the toilet standard and upgraded the splashback to the vanity and used the same feature tiles as the splash back for the bath face and hob and the niche in the shower Ensuite is floor to ceiling tiles in the Shower and the feathure tiles in the niche and vanity splash back (standard skirting to everywhere else) Powder room is standard skirting with the feature tiles for the niche Laundry is just standard and we have used the same tile for the floor as well as the skirting and the small splashback.. Kitchen splashback is big 600x600 tiles in a plain colour (discovered that I'm not happy with our cupboard colour) All areas have a coloured grout to match the tiles The funny thing is the laundry ended up with the same tiles as the bathrooms! About $3200 all up These are the tiles: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ (with the darker coloured squares as the feature not the white) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Kitchen Splash back (the caeserstone with be different they didnt have the sample from caeserstone only another company) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This was the feature we were looking at for the main bathroom but it was going to be another $1000 odd (I still love it ) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And then yesterday we drove out to the site to see how much had changed and this is all that has happened in 2 weeks Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Bricks complete with gutter and roof on.. No cladding started or eaves :/ so much for that all been done by the end of the month.. Now there is a Rawson home been built across the road from our unit (well established suburb but this one was a KDR) and they have the same SS so I'll be watching to see how that one goes up.. Now that we actually haven't got much time til we have to move I need the house to go up quicker Hi Tarsha, Love your tile selection, especially the feature tiles you have used in your niche and splashback. Very pretty! Your house looks like it's coming along well too Re: Our Benham 33 journey 1247Nov 03, 2012 8:49 am Hi Smorgzz, I hope your hubby recovers quickly and your house starts moving along. I can completely understand why you would be annoyed, especially having paid 90% of your house. Hopefully you are in by Xmas at the latest. I think that everyone is having the same problem at the moment. I was told yesterday that our SS has 20 houses on the go at the moment. He also said that head office are totally swamped. It doesnt help when you are in the thick of it, and being ignored as it wouldnt have made me feel better. I think if you are given realistic time frames and if they meet the time frames that you are given it makes you feel a lot better. I really think all builders should have a program where you can see a basic house layout and play with colours :/ Thanks Jo! The house doesnt feel like its getting anywhere Went out today all that's happened this week is a couple of pipes added in to the second story.. I have created a basic 3D walk through with our colours (as close as possible from an AutoCAD colour palate) and we have a basic rendered image of the external face facade. It is not that difficult or time consuming once you have the base elements. There are quite a few builders out there that actually will provide you with this service. Based on the amount of work RH appear to have at the moment, I would not envisage this is a service that they will be offering any time soon (if at all). Tondar Re: Our Benham 33 journey 1252Nov 04, 2012 1:59 pm Hi Tarsha, We have just received our construction issue plans and I have found something we are not happy with and that was not on our signed DA plans. As RH have substantially bricked you place, could you please let us know if they have bricked the lintel over your corner stacker door, or if they have left it to place fibro sheeting? I am aware that the display home has cedar, but we did not sign plans that had fibro sheeting on any issue other than construction issue. Thanks in advance. Tondar Re: Our Benham 33 journey 1253Nov 04, 2012 5:43 pm Tondar, our DA plans say FC infill over corner stacker door. I think we were so over plan changes by the time we noticed it that we decided it wasn't worth pursuing considering there would definitely be costs & more delays. Building Stroud 30 in Lake Macquarie Re: Our Benham 33 journey 1254Nov 04, 2012 8:33 pm Hi Tondar I can't actually find anything that says that and apparently I dont have any photos of the stacker doors since they have been finished. I'll make sure to take note next time I'm out there.. Jen I thought we would My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1255Nov 05, 2012 8:52 am I dont want to give too much details about my build with Rawson as I've had many issues in the last 6-12 months dealing with the company, and want to save them till I have a finished product. My house literally recently stopped for a month with little to no work completed and no reason given. I rang head office but was told to speak to the SS again. I finally had enough and complained about the lack of progress and pointed out that they seem to have no trouble getting their contractors into Fox Creek Estate, and funnily enough in a week they did more work than was completed in the previous 6 weeks. I understand they most likely will have the build under 40 weeks (touch and go though I think!), but its the frustration of seeing no progress, seeing other builders progress much faster and knowing i'm paying rent. In hindsight, the other builders offering 20 week guaranteed build time looks a lot more appealing now. Re: Our Benham 33 journey 1256Nov 05, 2012 10:34 am Yea i still think I'd rather wait and get a quality product than go with the '20 week guarantee' and get a house where the roof sags or the build blows out by thousands... It's frustrating but all builds are, they just have different issues My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1257Nov 05, 2012 10:50 am tarsha678 Yea i still think I'd rather wait and get a quality product than go with the '20 week guarantee' and get a house where the roof sags or the build blows out by thousands... I would be annoyed too. We have been told that we will have bricking complete and top roof on before the Christmas break - so under 8 weeks. I think Tarsha is probably the same with her build. where are you building? I also would prefer a steady build. It would annoy me for them to go flat out and then when they only have a small % of the build left, they slow down so they can get on with other builds leaving me with huge mortgage payments and rent to pay. Smorgzzz - any action on your site? I think it would be worth speaking to the construction manager and voice your concerns. It might give your SS a start like Capitalg and get some more work done.
