They can rule on everything that needs to be done in the house and they will make sure that they finish it in a timely manner. Ouch Jen - the rats... I'm curious to know (off-topic from the flooring thread, sorry folks...) how the builder can be so offhand, when they have a contract with you. It sounds like you weren't able to hold off on the final payment to have some leverage? Am I right in thinking that final payment = keys? We're pre-DA with Rawson so are all ears on these kind of issues at the moment. Good luck with it - I hope Fair trading can help hold them to account. Still a few things to go over at handover as our electricity is off and the house wasn't properly cleaned but all in all, just a few minor fixes and mostly painting which was no surprise as the final paint was still in the process of being completed. Having said that - handover is this FRIDAY!!!!!! I'll get some better photos of the house once we have it cleaned up a bit then we'll be moving in and I'll update again once all our lovely furniture is in We've nearly made it! You'll just be winding up as our chaos begins hahaha. Update: electrical is nearly done. Just the light above the stairs to go which is going in on Friday afternoon after handover. All the downlights are back in on the ceiling that was damaged. Painter is nearly done. He stained the front door again today so it looks like he must be finished inside and he's going to finish off the outside tomorrow. Landscapers returned today. Weedmat, timber mulch and white stone are all in and most of the plants have been planted. My Japanese maple looks divine so I can't wait for that to be planted tomorrow . Still waiting on the fence to be stained because of the rain... It's currently preventing us from getting the mailbox and washing line up! Does this mean we have to apply for a separate construction certificate for this? I need to do a land cut in at the rear of the block. If we wait till after handover there will be no way to get a bobcat in and it'll have to be done by hand.

You don't NEED and OC per say, only if you intend to sell the house. Any advice on how to ensure the kit home granny flat that im thinking of buying will get council approval.
