Spoke to council, they say it's a developer requirement. Developer says its council. Spoke to the BASIX enquiry line & they indicated that the water tank isn't needed with recycled water. Any advice or similar experience from anyone would be greatly appreciated. Its actually in our contract for land, a water tank for retention, and a rain garden. It was part of being a complying development from the nsw govt. Is it in your land contract? I'm with you. My father in law is also building and shaking his head over the 10K quote. I'm sure we can get the builder onside as well. Where do we take the fight to? Should I call my lawyer? BASIX & water tank requirements 5Mar 12, 2012 11:29 am Been doing some tracking down of information this morning and have established that the Baulkham Hills council development control plan for the area, page 26, Part E section 17 states under the heading 8.1.6 "Storm water management" ; "a) each dwelling shall have a minimum 9,000 litre rainwater tank (or equivalent volume of multiple above-ground tanks) connected to its guttering" The developer appears to have mirrored this requirement within the land contract. I don't think the tank requirement in this case has anything to do with BASIX & water saving, rather the controlled flow of water into storm water. Trying to get clarification from council today on this as looking at the developments submitted in the area not everyone has a tank. Which leads me to believe it may have something to do with an easement at the back of our block. Would be good if someone at council could provide a straight answer. Not holding out on the hope of any signs of life there ! ... It is as suspected for flood control into storm water. It was either the 9,000 litre tanks at $10k or detention pits at $30k. Council stipulated the tanks as the cheaper option to control the flow of water so the guys down the lower part of the street didn't receive all our water at once during heavy rain. Would have been nice if this was explained up front instead of leaving us guessing.
