Browse Forums Building A New House 1 Mar 10, 2012 8:08 pm Hi, It's our first time building - and this is what I've sat down and scribbled. It's two storey, some on slab and some on poles. North at the top of the plan, so all living areas face north. Only 240ish m2 though, would like bigger - but budget won't allow. Any comments would be great! Does anyone think the living area (with kitchen) is going to be too small?? Or will expanding that area by a metre lengthways or widthways just be 'dead space'??? urno http://imgur.com/xCEHN http://imgur.com/WpSt4 Re: Anyone want to look over my plans!?? 2Mar 10, 2012 9:19 pm Hiya, I have a similar configuration with our kitchen/dining loungeroom except our living area is 4m x 5.4 (but also our dining area is smaller at 3.5 x 3.5. It certainly isnt massive but it is adequate for us. We have 3m high ceilings in this area too so I think that makes it feel a bit roomier. What I would advise is that you be careful with window placement - We have one big window that I wish we had've left out altogether or made it just a small high window - as there is nothing but a fence to look at outside and it makes it awkward with furniture placement. And we're going for scissor trusses to make a higher ceiling there too. We could stretch to a metre or so extra either way in that area, but just don't want to waste the money if it's not going to make that much of a difference. Don't want to wish I had pushed the budget and made the space a bit bigger after it's built though! I'm going to try and arrange our furniture into the same configuration tomorrow, to kind of get a sense of the space. How about making the ground floor at least 1 metre wider - then you could swap your ensuite with the robe room and maybe not have a dead corner in your robe room. Make B2&3 bigger. Love the pantry. Not sure about the laundry. Am I just not seeing the entrance or a stair case on both levels - I've only had one coffee so far today. Soundproof that WC at the staircase....... 240 sounds ok - depends how you use it. Re: Anyone want to look over my plans!?? 6Mar 11, 2012 11:40 am Ok, now I'm confused!!! (should've put room names on my plan - easy to see what's what when you've been looking at it constantly for months!) I'm ok with the lower floor - although I did think about putting laundry into garage to free up some more rumpus room. It's just a hangout for kids and an area for computers, so it's big enough. My main worry is the upper floor kitchen/living/dining area - thought about either adding a metre widthways or lengthways in that area, or maybe making deck smaller. Kids will (hopefully) be downstairs a fair bit, but just want that main living area to feel nice and not cramped. There is an entry on lower level, next to garage (not labelled!) and stairs straight ahead. The upper level stairs are opposite bathroom. I've only had one coffee today too. Think I'm going to drink a gallon more before the end of the day though!! We had considered it, but always thought it was going to be better for onsale (if we ever do) to have a WIR. I don't care where I hang my clothes!! After a heart to heart with hubby about pros and cons, we've decided it's better to have the extra space in there and the WIR comes out. Thank you! The internal wall for the WIR would be a waste of this very valuable space. You could still have the 12 6 AW just off centre to give you a little more room in front of the robe, the builder could advise on this. If there have been changes, variations, during construction then the drawings should be revised, the building permit amended and the current, as built drawings given to… 2 4487 I would be wary.
