Browse Forums Building A New House 1 Mar 08, 2012 8:50 pm We are in the stages of trying to choose a house plan. Our house can only be 15 metres wide because of the block shape. The rear of the block faces north so we want our living out the right hand side of the house. Would love any feedback good or bad from you experts who have been there and done that before we got to the next stage. In most areas you can only build on max 60% of your land - so check the square meterage of both to make sure you adhere to this. And - if you are in an estate - most these days require your garage to be set back 840mm from the front of your home so in your case 840mm behind the master bed. Hope this helps! Love the idea of having the two walls stepped back so that it forms a niche and I believe that's where your tv is gonna go? Very good use of space I must say and I believe it will look amazing too. Ensuite shower. I have always loved those showers with 3 walls and one shower screen. Bedrooms. We are building a 30sq and u won't believe how small the bedrooms are. Love those generous sized bedrooms of yours. Alfresco. What can I say? Mine is half the size of yours. Garage. That would fit two big cars nicely and maybe with quite a bit of space left for shelves and stuff. Great. Family area. It's right in the middle of passage. Just feel its in an awkward position and can be hard to arrange your furnitures. Just my opinion. All in all... Very good floor plan. I would think about the area near Bed 2/3 - there are lots of corners, wall, turns. I'd think about trying to streamline that area a little bit more. (Eg. Laundry - I'd just make it with straight walls, rather than another niche). Bedrooms are quite generous Is Bed 2 supposed to be a study/spare room? It's between the games room and the living room, so it could get a lot of noise. It's fun, isn't it? 2010, June : Land bought (1700sqm, battleaxe block). That's it so far! I wonder whether you would be better with the dining area where the living area is and vice versa and possibly swapping the games room with bed room 2. I was thinking about swapping the dining for the living but thought the living away from the windows would be better for less reflection on the TV from the windows. The block is 1053 squares.
