All we're after is a proper rectification of the issues we've already raised (DH sent an email with some of the issues to the CSR.. and you can feel from his email that he was fuming!!!! ) this morning and the issues to be documented in a report by Kev. Oh, the pain of building a house I wonder if there were anyone here in the forum that were completely satisfied with the quality of their house (no issues at all, after inspection by an independent/expert inspector). Some might have issues, but because they don't know how to spot issues (because they didn't have independent inspection), then they thought that the quality was perfect! ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! The hairline cracks you have shown in your garage are they a problem or is this usual with most slabs ie are you only worried because its in the garage where it will be seen or did the inspector say this may cause problems down the track etc? Hi VJ, i have to say i trust Kevin and his expertise and judgements. Kevin McDonald seems to 'scare' the builders with just the mention of his name these days??? He is the best person for the job at hand and i would wait for the report. Kevin IS really busy, i figured that out just from chatting with him this week. The amount of calls he gets and voicemails....astounded me!!! If the builder has stopped the work on-site, pending that report, that's good. It means that the builder is willing to listen to Kevin and his recommendations... It will be a long and detailed report too by the sounds of it... so it must be taking him a bit longer???? I know it's hard, but try not to stress too much, Kevin will not allow the builder to build you a sub-standard house. Have faith in him, you have the best possible person in your corner!!!! I am still looking for a good inspector in Sydney area. We are going to try another one in our final hand over inspection, hopefully the result will be promising... Cheers Rowan Hi Rowan, DH said Kev noticed the hairline cracks but didn't mention whether it was an issue. Will wait for the report to find out what he thinks about it. I'm worried because I don't know whether it's normal or not, and what it might cause in the future, especially that our house is a double storey one. Would love to hear other people's experience in regard to this issue. REally hope this is not something that would cause structural problems in the future. Phoenix, Yes, our CSR informed us that they are going to wait for the report. So we wonder why they resumed works this week without receiving Kev's report yet. We are even planning to have a re-inspection of the frame/slab . Additional cost on our part though . Looks like house inspection is a good business/job. Lots of people building would be needing it due to irresponsible builders/contractors. I suspect all those who build with big builder will need to have owner-hired inspector.

The builder has the building code and the aust code to comply with. If you have a building inspector at your pci stage the ss can request that either the client does the pci or the inspector. then if the client wishes to use the inspector the items must be noted then and there not waiting for his inspection results... check on the small print to inspectors reports.... most say they cannot use their report at vcat.. This is 100% true. You can not hang anything on steel frames. very frustrating 8 8030 i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 98688 you need to understand the breakdown of warranties. 90 warranty is considered as minor defects rectification period where as the longer ones are more major/structural… 1 5346 |
