How much did the whole package cost you (Just the house - minus the Site cost and land) if you don't mind? We are in a way also working on a budget, and wanted to not really stray away from it. I am thinking of having an alfresco and a Rumpus at the back. I was quoted with the Alfresco already, but not sure how much the additional Rumpus will cost. And did you guys managed to have some discount/freebies during the negotiations? Appreciate your reply. Re: Porter Davis Upgrades and Costs 435Sep 16, 2014 1:41 pm hi macky1012 its hard to tell because we haven't been for any selection appointments just yet, we've only added a few things on our quote with the sales office. our current total is around $232,000 but that includes site costs of $17,500, bushfire levy of $5000, extra high ceilings of $7500, air con $5500 which some of these we will end up getting rid of on the final quote, and we also selected the grand alfresco, rumpus and kitchen option which was $13,900 and the 3 stacker door which was approx. $2300 I think. Looks like we are almost on the same way of thinking, wanted to stick with the 220k budget (but is impossible ) We have a quote of 235k, which includes a high ceiling/evap cooling/spalshback/eaves/1500 facade upgrade/and other small bits and pieces. our main difference is the site cost, as i was quoted 28k (whereas yours is 17.5k and i also have the bushfire levy). But still, you have on your quote the grand alfresco/rumpus/kitchen - all for 232k .. i think i have the basic one floor plan quoted for me. Interesting really how they do the quote! hope i could still negotiate if ever we proceed with the Bermuda with PD. I haven't even gone through selection stage yet and Im already dreading it because its so tempting to upgrade. its a bit confusing as yours is only 3k more :S would you consider doing anything yourself after hand over? e.g. evap cooling Im sure we would be able to do some sort of negotiating, I'm not exactly sure what other builders are offering now but when we chose PD they were offering the most inclusions and the best price as well as our most liked floorplan. Hi macky, The whole house price costs us around 240k not considering site costs (which is around 11k). The only discount we have is getting the Hebel for the whole house at $3k (this discount is normally applied to access range house or above only). But please bear in mind that we have upgraded so many things which you may not need such as the electrical alone costs us more than $6k since we're having alot of downlights throughout the house and we also need to have Telstra smart wiring ($2k) as part of our estate requirements. Also, we do have cat 3 carpet which cost us an additional $3k in lieu of the standard carpet. The upgraded front door and internal doors cost us nearly $4k, undermount sink is another $800, upgraded facade another $4k, converted alfresco timber post to rendered brick pier is $2k, 5-star heating unit is $1,700, glass splashback $1k. For the rumpus and alfresco option, I think it should be something like 8k or 9k from my memory. However, I would suggest you get the extended kitchen option, grand rumpus and grand alfresco option since this is the best value you could ever upgraded. The additional $14k would extend your house by another 50 square meter and you'll fall in love with your big kitchen, I believe. We upgraded our wardrobe doors to sliding doors... and they are crap. Such crap quality. If you are going to upgrade your wardrobe doors to sliding, see what options they have instead of the basic sliding door. We will be changing ours down the track to something that doesn't feel (or look) as cheap. Also, the internal wardrobe fittings look cheap. For the sliding door wardrobes I am not too fused, but for our WIR I should have asked for them not to install anything and we do it after handover. I am really disappointed in the quality and look of it. They have these large ugly cream coloured plastic brackets supporting the shelf and holding the rail up. We will either be pulling it all out or seeing what we can do with replacing the super ugly plastic brackets! Thanks for the tips bermuda23! i will be visiting their display home tom in Plumpton and will see how we go. and it looks like you have upgraded a lot. i have the basics of 20 downlights/glass splashback/eaves around the house/etc.. but looking at it, i need to budget a few more during colour selection, as most of you guys has upgraded the carpet at least. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq.
