What does your builder mean by land costs being too high? Too high for your budget with the house you want? Or does he think the land is over priced? Just having a look at the estate, the blocks are around the 400sqm to 500sqm. Mid range blocks (450sqm) around the $265,000 mark. This sounds about right for the area to me, depending on estate guidelines etc. If you wanted a bigger block for the same price probably look at Selandra Rise in Clyde North/Cranbourne East where for the same price you'd get 650sqm. For a 650sqm block in the same area you'd be looking at around $320,000 in Narre Warren South. Of course the same size block (450sqm) in Selandra Rise you'd be looking at $219,000 & that's not all that far from Narre Warren, so maybe an option. Not as close to public transport or the freeway though. Hope this helps.
