Browse Forums Building A New House 1 Mar 02, 2012 11:05 pm Hi, been looking at the forums for a while now as i'm about to build my first home. i've recently purchased land in the river stone release (monsalvat street) in Plenty River, Doreen. and i'm curious to anyone who has built nearby if you encountered much rock? ive been quoted various things by a few builders, only one would fix a site cost for rock, but was huge and the other builders fixed site costs, but rock removal is ontop and not fixed price. the developer dug the huge trenches for the storm water and sewage a month or so ago, and i had a look down the trenches as they run infront of my block, and down the side of the reserve next to my block. and i could not see any reefs of rock on inspection, all looked very clay based to me. if you have built near there, i would love to hear your experiences, also briefly... what are peoples thoughts on Boutique homes? cheers -Ruffels Re: Rock in Plenty River, River stone, Doreen? 2Mar 06, 2012 7:37 pm Hey Ruffels, We are with boutique and they have a fixed cost for rock removal but if they come across a lot with more than normal rocks, then we will have to pay for the extra removal. Re: Rock in Plenty River, River stone, Doreen? 4Mar 07, 2012 8:04 am Just to throw it out there that general area in Doreen in general does appear to be rather rocky at face value - anyone who managed to see them doing the initial excavations in any of the estates from Vantage Point back down to Plenty River would have noticed the large amounts of rock that were being dug up and thrown onto rather impressive looking piles for removal. Having said that in any estate it's pretty much a lottery as to whether you'll have rock which will pose a serious impediment to establishing the footings for your house on your block or not - there's bound to be small-ish floaters of various sizes on most blocks in the area given it's naturally rocky profile, but it's just pot luck as to whether there is are any larger boulders that sit within or near the footprint of your house, as that's the only place your builder will need to be digging through rock if it is there. (Love your Blog PADAMS2012!) I checked out the estate late one afternoon a couple of weeks ago. After the roads, services and sewers had been dug out. I was excited to see the water, gas and electricity seem to be going in quickly in Monsalvat St and Patience Ave. I wandered around our lot and the general area and It looked to me fairly clear of rock and was very much clay. We have a buffer for rock in the contact and hope we don't have to use all of it or go over. I suppose with all of us we are waiting for titles and then we can find out what is beneath Riverstone! I built without fixed site costs because fixed site costs was not something that was offered by the builders when we signed up in 2010. We built with Boutique/HBC and we are now in, check out my thread if you want to to see how the build went. We were really happy with our build. We initially wanted something smaller like the Edmonton but the specials for St Tropez was too hard to pass up.
