Thanks We signed up with Summit Homes in January and are now waiting for the contract and the title for the land we bought last November in Parkland Heights, Baldivis. We got detailed quotes, including, variation and site costs, from 5 other builders and played them off against each other. We have built before so are aware of some of the pitfalls. Builders are desperate for your business so bargain like mad to get what you want. Details about the house are on my blog www.summit-monaco-kips.blogspot.com.au Summit is the preferred builder on this new estate and offering a $8,000 discount and offered the best value for money compared to the others, even with the variations. The homes are also have 6-star energy rating and cavity wall insulation. The standard inclusions are on their website. I can't stress enough to find out what your site costs will be before you sign any contract as you can be caught out. One builder quoted $12,000 while the rest said $5000-$6000. Ask if the site costs include things such as soakwells,a local authority crossover fee,footpath re-instatement,planning fee,single phase or 3-phase power and a conduit for a telephone connection. Our variations are as follows: A 1-metre store to garage (cheaper than having a third garage) 31c ceilings to living/dining and square bulkhead to kitchen 30mm Essastone to kitchen island bench Overhead cupboards to either side of rangehood laminated cupboard and top to laundry recess in living area (for TV) and windows on either side wall hung basin in powder room extra basin in en suite and 1050mm high, low tiled wall in shower recess extend en suite shower Double door to theatre room T-bar to garage in lieu of pelmet door to rear of garage corner mullion window to corner of living room We got them to throw in 10 extra power points at no cost to us but only after playing them off against anotjer builder. We were planning to have fancier cornices throughout the house but now decided to scrap that and instead go for a glass splashback. The other things we may upgrade are the showers, taps and internal door instead of standard flush panel. We negotiated everything with the Summit salesman who was very keen to get our business. We only signed the PPA (Preparation of Plans Agreement) end of January. Essastone bench top 3.5m x 900mm - $3,581 800mm laminated cupboard,1800mm laminated top and Clark 45l inset trough - $1,109 I think some of the variations are a bit pricey but you have to look at the overall price of the house when doing comparisons with other builders because they all offer different incentives. Another builder agreed to put in an extra 10 power point free so mentioned that to Summit We will be getting a splashback elsewhere as this will be cheaper than asking the builder. Not heard of metaline. Saw some lovely tiles as an alternative to a glass splashback so will explore this option as well. Don't yet know cost of different doors. Find out at pre-start. Hubby went to Essastone supplier in Osborne Park today to look at colours- as close to his workplace . And this morning we went to Rockingham to look at pre-owned fibreglass swimming pools, which are completely refurbished to look like new.
