Browse Forums Building A New House 1 Feb 28, 2012 7:43 pm My builder called me today, saying the fencing (used to be included in their package) is now not included, and they give me $2500 credit for it, I have to contact the neighbours(need to get their information from council), and arrange with them(three neighbours for three sides). I asked for the reason but the person who called me did not know, I wrote a letter to someone who might know it, waiting for her reply. For the mean time, I am wondering: 1. is $2500 enough for fencing(400 m2)? 2. how do I negotiate with neighbours? 3. do I have to do the fencing now or later? 4. can it be just the builder's policy change, or is it some standard change that builder does not do fencing? Hopefully the neighbors will all build around the same time and you'll be fine. My fencing problem will be currently the block next to me on one side has not yet sold and my rear fence has 2 different blocks behind and only on of them are sold. Building with Jandson Homes - Eclipse 18. http://adgnetworks.blogspot.com/ Re: Builder excludes fencing in the package and ask me to do 7Feb 28, 2012 8:24 pm A mate got a fence done recently and it was about $60 per metre Re: Builder excludes fencing in the package and ask me to do 9Feb 28, 2012 9:27 pm $2500 should be more than enough - assuming your block dimensions are something along the lines of 14 x 30 or threabouts (the exact measurements don't really matter tbh) then - working off the going rate of $60-$70 per metre for treated pine paling fences and assuming you will need something roughly in the order of 70 linear metres - the total cost of the fence will fall somewhere between $4k and $5k (depending who you get to do it). If you are not on a corner block then you will be up for half of that install cost ($2k-$2.5k) and your neighbours will contribute the other half for the part o the fence you share with them, so the credit the builder has given you is pretty much spot on. To be honest quality does tend to vary between installers a bit - the best bet is to look around in your estates and the surrounding estates for a nice recently-erected fence and then politely enquire with either the developer of that estate at their sales office or perhaps even the home owner (the developer should be able to tell you who does most of the fencing in the estate though) as to who did the fencing. Some people apparently have nothing better to do than comment on other people's sigs.
