Browse Forums Building A New House 1 Feb 27, 2012 11:46 pm Hi All, Just thought i'd set this page up as it may help a fellow Jandson builder with the process. This post will also be indexed by Google. My blog is located at http://www.adgnetworks.blogspot.com Bit of background: This is my 2nd build but my first build from zero to moving in. The first house i bought off the plan and was already past frame stage. It was built by Bellevale which was absorbed by Clarendon homes. Our current home is roughly 100sqm 3 bedder single storey on a 330msq block. Now: The new build is a 300sqm 4 bedder single storey on a 630sqm block. Most of the detailed information will be in my blog so discussions here will be about other details. As something different.. i will be video blogging(youtube) important parts of the build as i go onsite before i go to work. The videos can be found in my blog. Currently we've just completed the slab and this week is supposed to be the external plumbing whilst next week is framing.. weather permitting. Not too sure how the rain impacts the digging on trenches as i imagine the small digger used will be rolled onto the slab and hopefully not be damaged and start digging around the perimeter of the slab for sewer, water, stormwater, electricity, etc. Anyway, if you have questions ask away! They also seem to be the most reasonable with costings of minor changes. What has your experience been with them and did you find them cheaper than other houses? with your experience can you see any reason for this? Also, are you happy with progress so far, what is the communication been like with them after you sign on the dotted line? If you search for Jandson there have been previous owners that built with Jandson. In my experience they have been very professional and only minor quality issues. I am fairly happy with the progress as they have been doing something each day(if its not raining). I am also building at Gregory Hills which may make getting here easier for their subbies. For me i do plenty of research and try not to ask dumb/stupid questions and annoy them so i just keep communications strictly to major concerns. Anything minor i will bring up at my monthly meeting with my SS. And yes i agree their pricing seems to be fairly competitive and you don't feel ripped off after signing. It is good to hear that you have happy with them. Not alot of people know of Jandson, and after doing a search there are few reviews of not happy people, but I figure that is with every builder. Also, what I saw was the Director actually made comment on those reviews and asked the customer to come and speak to them about the issues, which I thought was very positive. The major thing I worry about at this stage is the cost continually changing and length of build process. Once you sign the tender did the cost change much after that? like at the final changes, electrical and colour appointments? Someone mentioned that they have a 12 month build in the contract, what is yours? I am still to ask Pat about this one. Must be exciting to be at the tail end of the process, how long do they envisage before you can move in? Specially those who expect too much or don't do their own research on building. So far the only cost changes were my own upgrades after contract. The length of the build initially was very drawn out but i was also waiting on land registration. The only thing to look out for is to take a loan a bit extra over the contract price for any changes you want to do at colour/electrical selection. Once you get the build contract they will specify the PCI date which mine was 6 mths away. I think 12mths is not normal and should not take that long. Since my build actually started, they have been pretty much doing something everyday except the rain delays. We started mid Feb and we're expecting to move in around July/Aug. We're at gyprock/insulation stage at the moment. Shopping around i have to agree that they are reasonably priced and their variations through the tender stage are reasonable. Suggests you do not use them for flooring tho as what Jandson quoted in the tender for ceramic tiles we are able to get porcelian tiles laid - although this has to be done after handover. The sales process is painless but unfortunately that's where it ends. We had delay after delay and although we were given an extended tender of 120 days we still exceeded it. It started with working drawings taking over a month to be drawn up and when they where returned they had around 4 different mistakes from missing tender items to an external door completely missing! I had bought a block of land in an established area that has a gentle slope of nearly 1m and was having issues with Council so that held up things but when visiting Jandson to sort out council issues we over saw letters from the council regarding running over the allocated time and requests for extensions, made us wonder why it took them so long to inform us of problems that where raised to them weeks ago... Once we finally where out of council (~11 weeks) we received a building contract just before xmas holidays and were then pressured into signing the contract with the "possibility" that the tender price could go up if we were even a day late. After a heated discussion with Jandson we had all of 4 working days to see a lawyer and turn up at head office to discuss and sign the contract, with no compassion or discussion or guarantee that the tender price would remain as is if we got the signed agreement in as soon as they opened for business in the new year. Once that was sorted out we had a small delay from the bank but still after that was sorted we went over the contract stated 20 working days for the building works to commence. We are now in the building process and thankfully that is a different story as we now have frames erected. Although i have raised an issue about damage caused to the slab when external drainage was done and now a week later i have had no response from the Site Supervisor. Overall they are cheap to build with and so far build progress is fast but unfortunately they are not pro-active and lack communication and the tender process was painfully slow. Hi Adgn We also chose a house off the plan and the only modifications we did was the addition of a small stud wall and removing 2 windows and all were done in the tender process before signing preliminary agreement so i wouldn't of expected that waiting over a month they could still get that wrong. The external door that went missing was not even mention so not sure how that happened... We were always of the opinion that we wanted to get it right first up and avoid the back and forth changing. I also try to ask questions in one go but the issue i find is that i just get told someone will answer questions for me and then the only way to get questions answered is by chasing each one individually which becomes frustrating and time consuming. I just visited your blog as well and noticed that you were given permission to put drop strings in so you definitely have a good Site Supervisor. There are 3 house that we like but I think the Jandson Astra is winning the race based on price and what will get for our money. I would be interested to know what you think of their quality during and after the build process. Did you both go with the $5000 upgrade package or did you go standard? I am impressed that they have blanco kitchen appliances, compared to other homes that I know I will have to upgrade their standard range of kitchen appliance to get a half decent oven/cooktop. Hi there, I believe the Austral Impressions range is standard with Jandson. It is the national building standard to have insulation on all exterior walls(min R1.5) and since the garage is not timber lined then it just moves in to the next wall. You can upgrade the wall insulation which is what i've done to an acoustic and thermal type. We took our their 2011 promotion. For $2.5k you get some worthwhile upgrades. Since they have a good relationship with Blanco i also got a Blanco sink/tap mixer and other upgraded Blanco appliances. Oh and the Astra is their most popular house so should be straightforward.. it's just the waiting for the land/council is the issue. Regarding the length of the tender.. we signed mid March and signed build contract late Sept(land registration 1st week of Sept). Everything on the tender and final plans was finalised by July.
