If so, then the builder will be required to install your air con etc. why? In the past, I've built into the contract from the outset what the builder wont do and what my trades will do. Never any issue except once where the owner of the building company wanted 12% of my trades work, he didnt get a cent as I had the contract detailed. The only issue may be insurance, but you just ensure that your trades are adequately insured. Interesting, i have a mate currently building with Sterling in SA, which he pushed and pushed to do his own air con, however they would not budge. I used to use middle of the range builders ( not as large as stirling/fairmont/hickinbothams etc), end of the day, it was my $$$ that were doing the talking and so I used builders that were negotiable. These days I do most of my own stuff but because I still work very much fulltime I have time constraints and I have a handshake agreement with a small builder who charges a small % to do some of the running around and oversee the build. It just goes to show, if you're keen to do work yourself, fight for what you'd like since its your home and $$$. I think the larger builders these days have forgotten exactly who's home it will be - I have noticed this with both AV Jennings and Hickinbotham, which is why we decided to stay away. But everyone's opinion is different depending on the consultant you get! Re: My tradies and Sterling homes SA 8Feb 28, 2012 10:34 am I rang the builder today and asked them if this is a standard policy for everyone who builds and they said yes then I dropped the name of the Air Con company and told them that they had done 1st fix on Sterling houses before and all of a sudden they said the issue would be raised in the next meeting and they will see what they can do! Just goes to show you have to be persistent and go in at the right angle. Not out of the wood work as yet I will wait for their phone call. I don't see an issue with this as long as my trades have insurance (which they do) why not make life easier for everybody involved. Cheers everyone. Sebba1, Once you have signed the contract Stirling is under no obligation to allow your trades on site. It's not just about insurance, it's more about protecting their profits. Before you force the issue on having your mate do the aircon just check what has been allocated for airconditioning on your build and what stirling are exactly prepared to give back to you should you have your own aircon done. It is possible to do it after handover and if this air-con guy is a mate you should be fine. Sterling are funny about having others on site during their build.
