I already know exactly how I want the house in terms of layout and size.
Can I skip using an architecture?

We designed our place, for over 10 years we worked and reworked floor plans. We used the builders draftsman and their designer to refine it, but on the whole it was our design. We are very happy with the out come, however when we recently visited a friends house, they had several ideas that would have worked a treat in our floor plan. Yes they used an architect. I guess it comes down to what you want to end up with. If your build is a straight forward one a draftsman would be the go, if you want the wow factor go for the architect. Just make sure its a good one lol. Most builder's use architectural draftsman who have dedicated themselves to residential design ... Architectural designer's. While they do the same job as on architect (on a residential scale) they are legally not allowed to call themselves architects. I also reject the idea that an architectural designer (sceen7) can't bring the wow factor. I didn't want to waste money on an architect, but DH didn't just want to get plans done up without careful consideration. In the end we commissioned an architect for just the initial stage (paid $3,300). And to be honest, I feel like it is the best money ever spent. The planning company we used to draw up our plans were not crash hot (actually, pretty crap), so we felt reassured to have had an architect's input. (We also wanted to use as many environmental design elements as possible, as many builders / draftspeople don't factor this in). From experience now though (we are just at slab stage), I wish we hadn't gone with the planning company and instead used the draftsperson from our builder. Complicated story, we only met our builder (small private builder) after we had plans drawn up and Council approved with another builder (large project home company), but it would have been heaps cheaper if we had used our builder earlier, esp. as our builder has a great draftsperson, but sometimes it is just the luck of the draw...
