As you may have read we are looking to build a new home in Newport (vic). Currently we are swaying towards a design by M'con.
Originally we budgeted $30k for site costs, however, I just used the search tool for the forum and looked up site costs and was quiteg surprised to see some peoples site costs were $50k+
I'm just interested to know if people think site costs are generally more expensive in established areas. The land we are looking at buying currently has an old WB house on it which we would need to demolish.
I am not very 'building wise' however to me the land looks quite flat, doesn't look like it has a slope in it at all.
Is the soil under old houses generally a worse classification?
Would it add to the site costs the fact there is a house at either side and to the back of the land? Meaning access is only from the street front...
What exactly is fill? And is there any way I can know if the land has this prior to purchasing?
Sorry for all the questions, I googled and used the search engine for most the answers to my q's but these were the few I couldn't find....
