At this stage though, I'm still hoping to be able to get a project builder rather than a custom build. Simply because I assume this would save on some costs. I'd have to do a bit more research though, and get a more accurate idea of the costs involved, and the price differential. I'll have a search through these forums, or I might have to start a new thread on this. Any pointers would be always welcome. Re: Building a house on a shallow lot 23Mar 04, 2012 9:02 pm Hey Anthony. . . if you can find a local builder, and you actually like the plan. . . ask them to quote on it. (But don't pay them any money). It's not always cheaper to build a project home. A builder will be able to give you at least an idea of how much it will cost to build to basic standards, then you can do a bit of shopping around for your bits and pieces if you want something fancier. Anthony-if you like the design jodge has drawn up then print it out and go talk to some local builders ( especially those who have their own draughtsman on board..)-ask them for a ballpark figuire-you may be surprised! Or-talk to project builders and show them the plan and ask what they have which is similiar.. Would give you a starting point.. Where are you again? Project builders are usually cheaper if you can buy a design off the rack and put it on your site without changes, and then if you don't upgrade much. But that is where they make their money - variations and upgrades. So sometimes private builders end up cheaper. That is what happened to us. The Glenlea 27 by Clarendon. I spoke to someone briefly on the phone, and she said the starting price for building this house would be $213k. Including site costs etc, driveway and floor coverings, the total would be $270k. Sounds reasonable to me, although I do realise I'm likely to require some upgrades. I wonder how much I should allow on top of the $270k. By the way, the Glenlea is about 1.7m too deep, so I'd have to make some reductions to the design I think. As a rule of thumb people generally add on at least $100K to the base price. There were some issues with the vendor which held things up. We ended up buying a house which was brand new and a couple of months away from completion. Wasn't as exciting as designing and building yourself, but I guess we also avoided all the headache and heartache involved. Anyway just wanted to say thanks for all the help and advice you guys have given here. Really appreciate the enthusiasm and effort. Sorry for the delay, but I haven't been on the forum in months. I came across this topic and was wondering if “jodge” is still active on the forum. We have some pretty specific requirements but having difficulty conceptualising them. What “jodge” did back in 2012 was excellent and we would love to run some ideas past him. Or anyone else who can do similar things as it makes it so much easier when one can see something evolving.
