Browse Forums Building A New House 1 Feb 22, 2012 3:06 pm Hi all, After a lot of snipping and resizing I have taken a plan I really enjoyed and removed bits and bobs I did not enjoy from it and made my own (in paint!) the builder has come back with the following: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I hope the Image works! What do you guys think in terms of the structure of the building? Since it is a custom design there is no display for me to walk through to get the feeling for it - so its a bit hard for my imagination to get a feel for its flow. Or even opening the whole corner up to the family room so both sliding doors open up to the alfresco? Great for entertaining.. pool table etc... Investigate "Staker Doors" which would make a huge impact. Look at Summit Homes "Everest" Display home which has used two staker doors which meet together in this way. http://www.summitnewhomes.com.au/pages/2044/gallery I would also extend the benchtop in the ensuite all the way across to the shower and put the window either horizontally above the mirror of vertically down the center of the benchtop. Re: Critique my plans please :) 4Feb 22, 2012 7:33 pm How about extending the alfresco to square of to the rear of the house, plenty of entertaining space that way Re: Critique my plans please :) 5Feb 22, 2012 8:43 pm nice modern contemporary floor plan. i agree 100% with the previous posts! but could the bed 2 robe be bigger and maybe a robe in the activity room (backing onto bed 4's robe)? mirror bed 3's door and robe (to the toilet side). further away from the activity room but will block noise from toilet flushing! can you push the family room wall and alfresco area out to line up with the garage and grab a bit more room? depending on the covenants etc in your area (eaves, wall step outs etc.) furniture layout in the open plan family and dining area and the home theatre? in the theatre i presume the screen will be on wall with the niche (recess). therefore your seating will probably back onto the big window. if this is correct then maybe a 1600wx900h window? just my 2 cents worth....cheers Re: Critique my plans please :) 6Feb 22, 2012 8:51 pm Every1H8sChris I like PS_Sirocco7's idea about adding glass to the corner of the family and games to open up the area. I have made some notes for changes: - Family room window will be changed to two smaller windows on each side, more furniture layout options. - Bed 2 robes bigger - Sliding door from games to alfresco (the stacker doors mentioned above cost a fortune! - square the alfresco off to the end of the house (it would be easiier for roof chippies to do that anyway, will not have to have any valleys etc, - adding door to ensuite and extending vanity with the abovementioned window idea. - theatre room window idea as mentioned above -robes to activity as the linen in laundry seems tiny! Hmm i can't think of anything else though. I am restricted to a 50% site coverage for my living area + garage hence why I can't push any more rooms to be bigger Thanks guys if you have any more ideas I would appreciate them before saturday!! I'd make the shower bigger - nothing worse than banging your elbows in there - you'd have to make the window either skinnier or have a high window across the space and agree you should extend the vanity ... gotta have a bit of luxury! You should extend your breakfast bar to the end of the fridge space ... can never have too much bench space ... also gives more room for stools. Good luck with it! Re: Critique my plans please :) 10Feb 23, 2012 11:37 am wow.. the plan looks and feels great..i also like Mclarens' idea too Re: Critique my plans please :) 11Feb 23, 2012 12:18 pm One thing you could also try, is on the picture of your drawings, to whiteout/delete the games room wall that is between games room and the 3rd Bedroom (leave the left hand side of the 3rd bedroom wall still there). Move the doorway to the hallway from the dining room opposite the bathroom instead to the where the games room and dining room hallway meet (opposite the very bottom part of the 3rd bedroom) Delete the doorway from the dining room to the games room and instead have one of those walls with large window sized holes so that you can still see in/through giving the appearance of open planned living. Then for the wall between the 4th bedroom and Activity area i'd extend that another metre or so, and then you can put doors (facing south towards the games room) on both of them and essentially have 5 bedrooms (but still use the activity room for your desired purpose) So by being converting the activity room to have a door it would have better resale value than a house with 4 bedrooms and 2 activity areas. In addition this makes the games room much larger by now being able to use all that large hallway space for something useful, and drastically increases the size of your games room and avoids that clastrophic and limited space to move at the end of the hallway. unfortunately I dont know how to upload photos pictures/scans of drawings, so if somebody was able to let me know I could post a picture clearly and easily showing the effects which I think would me a noticeable improvement. Either that or you could PM me your email address and I can email to you as an attachment hope it all works out Re: Critique my plans please :) 12Feb 23, 2012 12:47 pm Daedalus Thanks guys if you have any more ideas Well now you did ask so Near my alfresco the builder is providing capped off hot and cold water plumbing and capped of sewer drainage point to external wall for future owner supplied BBQ sink $400, this saves going inside to wash hands etc. Provide a cold water connection with stop c__k to pantry beside 1025mm refrigerator space for future owner supplied and installed ice maker fridge $165, this saves opening fridge to get cold water and ice for cordial Provide laundry tub in the double garage so I can have two laundries $870 Provide 1200mm x 600 mm hinged custom wood manhole cover to garage to hinge down with barrel bolt lock fixture in lieu of standard sit in cover $65 i.e. free lite storage above your garage for xmas tree etc. . . . add light and power point to suit, put switch on garage wall Provide R1.5 insulation to all external walls $705 H2 frame and trusses $1750 i.e. termites My floor plan is a little different to yours but I am having my standard hamper openings replaced with doors so I can aircon the family, dinning and kitchen all in one and keep separate from the rest of the house $1310 Power point in both bathroom vanities under the sink for recharge toothbrush, shaver etc. and a power point in linen cupboard for recharging dust buster etc. If you have not seen this here it is viewtopic.php?f=31&t=5823&start=380 Re: Critique my plans please :) 13Feb 23, 2012 2:01 pm Hey guys many thanks once again! Re: Critique my plans please :) 15Feb 23, 2012 2:42 pm Yeah I think that looks alot better and makes the house appear so much larger. If you're concerned about the look of the 5th Bedroom door, I would move the wall thats on the diagonal slant (between bedrooms 4 & 5), to instead be straight up and down (extended toward the games room, and then change the opening of the 4th bedroom by cutting the wall (with the games room on the other side) off further to the left so that the door faces directly south and opens inwards from left to right so that it will back onto the wall with the 5th bedroom on the other side Give that a try and I think it will make the 5th bedroom be a more conventional shape. Although the angles do help make it be something different... and you could perhaps put the robe for that room near the door and backed onto the wall with the 4th bedroom (just means you might have your robe go on a diagonal finish to the wall, rather than straight square leaving a small gap). By at least moving the robe in the 5th bedroom in case you dont want to change the doorway, will make it much easier to fit a bed in there if neccessary Give either of those a try and see what you think Re: Critique my plans please :) 16Feb 23, 2012 2:49 pm Re: Critique my plans please :) 17Feb 23, 2012 4:08 pm I probably wouldnt bother with a door on the ens toilet.. The wall bit gives some privacy if thats what you are worried about, but I would definately be putting a cavity slider on the ens. If you have barstools they will be directly in line with people walking through. Not to sound like one of those people that think everyone should build the house "I'm building", but have a look at Ross North's "The Premier". Mirrored it is very similar layout. 6 11470 Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6848 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
