Another Update!

Hi guys

A lot has happened today - finally managed to get the mortgage documents from the bank for signing - three days before settlement of the land

I guess the absolute fit I threw at the mortgage broker on Friday worked :wink:

I then ran around like a headless chook faxing my conveyancer and the builder with copies of the relevant signed docs. If all goes well, on Thursday I will settle on my block.

My consultant at DFH rang me to advise that I have developer's approval and they're lodging building permit. He couldn't give me an exact date but I should have site start in late March. Squeeeeee!

I also spoke with the local Council and they don't think I need a planning permit - yay! Have to pay $77 for the privilege of receiving a letter advising me of this though :roll:

If I don't need a permit, I'll use the savings and can put it towards some of the new furniture I've got my eye on.

I actually started the day not feeling very well but it's amazing how good news can turn your day around

Congrats mate!
but I would wait till the house is all done before getting all the furniture. just in case you have a budget blowout along the way ! :wink:

and save you having to climb over extra furniture while you wait!

I have a wishlist of furniture and indicative pricing but as much as I want to go on a spending spree I'll buy the larger items once the house is ready - my two bedroom unit I'm currently in can only hold so much

. Only things I've bought so far have been some soft furnishings and small items that are in the spare room.

I have a nice dinner set and some glasses that are at Mum's and have been for 15 years :oops:

Now I have a reason to raid her spare room - if I can get past all her crap to find them :roll:

Hi Dana, why did you think you would need a planning permit? My building contract said that it would be my responsibility to obtain a planning permit so I asked my consultant about that and he said you only need to apply for a planning permit if you are building flats/units... something not standard. The consultant just said the reference to the planning permit in the contract was just part of the standard building contract that all builders use. So... given we're within the same council boundaries, I can't see why you would need one. Check with DFH before you pay the Council anything

I was under the impression that they took into account any covenants and restrictions and the size of the block but I'll clarify with my consultant tomorrow.

You made me curious Dana so I've been having a browse through the Council web page and I found this:

A planning permit is not required for a Home Occupation in a Residential Zone, provided a number requirements are met.

My guess is if you pay the council their fee, they'll go through the above checklist. It's up to you whether you want to pay them to do that but the information is there if you want to check it yourself
