Browse Forums Building A New House 1 Nov 27, 2011 8:54 pm We have final plans and signed our contracts for our new house. We're just waiting on the demolition of the old house on site now. I've been up a ladder to check out the views we will have from our planned upper floor height. This is an upside-down house design with all the living, kitchen, dining and master bedroom upstairs. Downstairs will be the childrens' bedrooms, rumpus and guest room. We'll also have a large full-width deck upstairs to take advantage of the great city and mountain views to the south. While I was up the ladder I found we'll also get great views to the north - we can just see Mt Tibrogargan and Moreton Island! Hopefully the demolition will commence soon once Energex FINALLY gets around to moving the power to the temporary pole. Then the demo crew can begin. It's getting exciting now! The builder has sprung a last-minute issue on us; we have to get the neighbours to complete a "neighbour's statement" for the siting relaxation /variation so that we can build with a 5m set-back from the front fence (normally 6m). I think at least one of our new neighbours is not enamoured with the idea of our new house so this'll be an opportunity for them to lodge a complaint. Hope this doesn't hold up proceedings too much - we've already been through the DA process to build in a demolition control precinct, I've had enough of red-tape! Seems to be taking a while to get processed! I don't imagine there will be any movement on site before March. In the interim we keep changing things in the contract; we've decided to go with Actron air conditioning from a separate installer, requested quotes on additional cabinetry (walk-in robe fit-out and entertainment unit for living room) and requested a quote for an alarm system. Re: Building at Wavell Heights with Adenbrook - final plans 11Feb 21, 2012 10:05 am More problems: sewer connection relocation After a lengthy delay on our build over sewer application, Brisbane City Council has come back with a requirement: ... the existing sewer connection to be relocated at least 1m clear of the proposed building/structure ... Seems like a reasonable request, however I am annoyed that my builder did not flag this as an issue at least 2 months ago when the demolition was taking place. I had the sewer connection excavated and exposed at that time to arrange the capping, I could have saved some dollars to have the connection relocated at the same time. Instead it seems I have more delays and more unexpected costs that should have been identified earlier. Furthermore they have simply dumped it in my lap to get it fixed. Not happy with this "customer service". The existing connection will be under a deck that sits approx. 1m above ground. BCC advised that this is not acceptable to them, but I don't understand why? We still have a few hurdles (like selling our current house) to get through before we can start building so we're probably still a while off starting construction. The situation with your sewer sounds very annoying, I wouldn't have thought that the connection sitting under a raised deck would be that much of an issue as it could still be accessed. We have new sewer plans from Urban Utilties and we've paid their works fee for the connection. I think will get us sign-off from BCC and we can get moving on site. Three weeks and nearly 3 grand to meet planning requirements! I guess no one ever said building a house would be easy (or cheap). We brought this block of land on the south side of Brisbane. It has sewer line running across the middle of the block and a man hole on the side fence. The old house has been removed but we just found out to get our Build Over Sewer Fast Track through BCC, we must physically relocate the connection point (proposed house to be over it) first. Now we are with Qld Urban Utility to get them design and construct the new sewer point. Not sure how much and how long this will all take. But saw it costed you guys 3k so that is a bit reference for us. Just hope things could move quicker from QUU. We may up lodging a normal BOS with the council which won't require the physical relocation at the time of application. But that takes a lot longer to process. Building Standards; Getting It Right!
