Been looking for land all over the Geelong region, had a look at a few blocks in the Surf View Estate near Beach Rd, Torquay. 400-500sqm blocks from $245-300, reasonably flat and not too far from the beach. I am in no rush to build (in 12-18 months), just trying to find a great block for a great price. The covenant is good too, not many restrictions. Most of the blocks i have enquired about sell quick,they will be opening more land in the future i would prefer to secure some land closer to the beach rather that drift further away when land opens up.
Checked out Warralily, not convinced by the sales pitch. personally i found it to be in the middle of nowhere with blocks too small and WAY too many building restrictions.
Is Torquay a good score or should i be looking elsewhere?

Depends what you are after. We were going to build at highton ridge, decided on Grand Lakes in lara. For under 200k we got a 800sqm flat block. Just off the ring road and Melbourne road, works for us for work.

The major difficulty with the Torquay area is that the public infrastructure (ie schools, transport) and support services (doctors, dentists etc) has not kept up with the huge rate of growth in population. So if you have kids or are planning on having em, check out your options.

We have been looking at Torquay for a while and recently purchased. There is plenty of land down here for sale! Surf view is great apart from the slopes (++site costs) and many of the volume builders won't go there. The Dunes and Zeally Sands has plenty of flat blocks and there are still a few flat ones on the inland side of Surf Coast Hwy up for grabs (closer to the main shops & beaches). Depends what you're after though. It came down to lifestyle for us
The new high school was finished at the beginning of 2014 and the third primary school is supposed to be under construction towards the end of the year - early 2015.
