Browse Forums Building A New House 1 Feb 20, 2012 2:52 pm What a great site. New to this site so apologies if I am covering old ground. Am buying a new block and hope to build a 27 Sq, single storey, brick veneer home (the builder only does waffle-pod slab construction). I have the Geotech report and it shows 3 x metres of 'Controlled Fill' . The report shows that the fill is Moderately Reactive, however a 'H' Class slab will be used because of the salinity. The block has 450 mm of fall across the entire block. Question is - can any-one tell me if I am likely to be charged heaps extra for piers under a Waffle-pod slab? Sales Rep said it would cost about $10,000 extra. Thanks. Re: Building on Controlled Fill 3Feb 20, 2012 4:59 pm james_d Certainly cann add that much, however depends on a lot of factors. [/quote] Thanks james_d. I have been trying to find out what the guidelines are for Waffle-pod on Controlled Fill. I guess it is very difficult to have simple guidelines for the Lay-man if it '..depends on a lot of factors'. The Sales Rep guessed at $10,000 saying ".... they would extend the piers a little bit" but I am concerned that it could be much more; A rep for the company that developed the whole site, told me that there would be no need for extra piers because it was controlled fill. Another man that I ran into at the site, told me he was a Building Consultant, and said I would need piers down to original level, whether it was controlled fill or not, and that could mean $30,000? It's a bit confusing and I was hoping for a little guidance so that I would know whether to bail out of the land purchase or not. Re: Building on Controlled Fill 4Feb 21, 2012 9:01 pm In my quote 80 lin metres on piers is costing about 5.5k thats on a similar size home but I'm not on controlled fill. There is no way to know 100%, they could drill down the 3m hit solid ground and job done, or they could drill each hole 10m Has anyone built on the blocks next door yet? If so knock on the door and ask them what sort of pier cost they had and say hello at the same time 2 4351 yeah i couldnt picture it issue either, but i could clearly picture what they were doing wrong haha 2 5295 If you're in a flood zone, not only are you dealing with the importation of fill and laying it down in 150 lifts to achieve compaction, you're going to have to consider… 4 5533 |
