Browse Forums Building A New House 1 Feb 20, 2012 2:18 pm Hi,
We are looking at changing the facade on the house we are looking at building with DFH. From the classic which is no extra to the Savannah facade however we have been advised this is an addition $9,000 for this facade and that is without the render (lucky we dont want render) . I am trying to decide if we can justify this additional expense, so am just curious to hear about how much others were charged to upgrade their facade, which facade was standard and which facade they changed to and which builder this was through if possible. I can always go back to the classic facade but gee the Savannah is so much nicer! Thanks Re: Cost of upgrading the Facade 2Feb 20, 2012 2:34 pm I just had a look at the website, and I can see a number of difference. The savannah appears to have double hung windows, a much wider, bigger and higher portico, with timber slat cladding, mix materials (rendered walls and brick veneer cladding, 2 tone gutter and fascia. $9000 doesnt seem unreasonable Cost of upgrading the Facade 3Feb 20, 2012 2:40 pm We paid an extra $10,000 for our facade. That's before we added timber weatherboards, upgraded bricks, upgraded front door etc. Re: Cost of upgrading the Facade 4Feb 20, 2012 2:44 pm Thanks Munta, You were able to tell alot more from a picture than I was, though render is not included, that was an additional $4,000 or somewhere there abouts. I guess I am not so much wondering whether the price is worth it I am more wondering how much extra others have paid if at all possible. Thanks Re: Cost of upgrading the Facade 5Feb 20, 2012 4:38 pm Hi jpc We have opted to upgrade our facade ... at a cost of $29,900! It will take it from a very standard boring facade to a skillion roof / parapet wall / 4.5m high entry ceilings facade. For us it was completely worth every cent, after all the first thing people see is your facade. There were a number of different facades in between the standard and ours but none had that wow factor we were after ... I guess different people value different things but for us it was a no brainer. Em Re: Cost of upgrading the Facade 6Feb 20, 2012 5:47 pm I'm currently trying to decide on facade. The Tradition is standard, with no cost; Coastal will add $2600, Chateau will add $2400. However I want brickwork instead of cladding if I go Coastal - that'll add $$; or I want decorative brickwork if I go Chateau, which I have no idea how much it will cost. I'm working to a budget here Building a Delta 21 at Craigieburn - http://homeofzero.blogspot.com.au/ Deposit: 26/02. Contract: 22/05. Settlement: 29/05. Site start: 18/10. Re: Cost of upgrading the Facade 7Feb 20, 2012 6:28 pm Our variation on a Milano 30 Coastal for bricking in lieu of cladding was $300 (you can look at the gallery for the Milano to see how much cladding there is compared to yours). We also got the extra few courses of bricking done above all of our windows and doors for - wait for it - $2340!?!? We had to get it because tbh the fibre cement sheeting above the windows/doors looks crap imo - I guess it was a case of what you gain on the swings (cheap replacement of front/side return cladding with brick) you lose on the roundabout (expensive replacement of fibre cement sheeting above windows/doors with brick). Big M upgrade prices are like that though - they are fixed in the system and there can be some real head-scratchers in either direction... Some people apparently have nothing better to do than comment on other people's sigs. Yeah you're right, I checked out the display homes in Parrafin Dr, Leopold and after looking at 7 or 8 different builders i believe Big M does it the best. We spent an hour going thru their displays as opposed to an hour going thru all the other builders homes! I think with Big M you pay a few extra bucks but the end result is very different than the competitors. I think with Big M you pay a few extra bucks but the end result is very different than the competitors. Every builder has their tricks to sponge money from you, lets face it In my experience Henley and Boutique were the most impressive when we were looking at displays and Big M led the rest of the pack, but that was a couple of years ago - we couldn't fit the house designs from them that we liked/suited our block within our budget unfortunately... I have been through a few new Henley and Big M displays since then and have still been impressed, but I'm not so sure about where the others sit nowadays - I've heard anecdotal evidence on H1 that boutique might not be what they once were but I haven't seen any new boutique displays to judge myself. Some of the other previous "juggernauts" of the industry from the previous decade aren't necessarily what they were either from what I've heard and read, but one thing I do know is that - irrespective of how the displays look - your end result depends entirely on the quality of the tradies used. Site supervisors who do have good tradies on call (like ours appears to have) tend to put together better quality houses that have that little bit extra in terms of quality finishes instead of just being built "to code", with less need for repairs both during and after the build process. Anyway yes bricks are a selkirk brick called moonshadow - very similar to another of there bricks called blue rain Re: Cost of upgrading the Facade 12Mar 03, 2012 6:10 pm PM's sit in your out box until they are read - an interesting tip is that you can edit them if you need to (just like a forum post) right up until they are read by the recipient... Re: Cost of upgrading the Facade 14Mar 04, 2012 6:10 am We paid $4000 to upgrade our facade and an extra $2000 on the bricks we liked. Pretty cheap for what we got. were building the burbank soho with Gabrielle facade Re: Cost of upgrading the Facade 15Dec 15, 2012 7:10 am Hey jpc just found this old post what facade did u end up going with? We got the savanna, really happy with it hope all is going well Dear Members I have to decide the Facade column size. My custom builder standard is 350mm with rendering, but i asked for 470mm plus stone or tiles and yet to get… 0 7493 traditional gable roof facade - Have you did the dark and light gray color combination in facade with gray stone in facade… 0 4203 Looking to tile the facade pillars rather than rendering. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 7524 |
