The council disapproved our plans as they think the garage is too dominant. So the builder suggested moving the top level forward which should solve the issue. The top level now overhangs the the garage and we have redesigned the elevation to look a little better. The problem with moving the top level forward is our hallway becomes longer and i need another window outside in the hallway outside the theatre. We signed our Pre-lim plans and signed off on structural amendments on 7/4, and are waiting on land titles to issue (due any day), and had soil samples done prior, so some bits we're are ahead and some behind. Signed building permit app today. Just waiting on pre start now. Re: House Build Perth WA - Lorimer 23May 09, 2012 5:43 pm OK just got a quote from the builder for a 3120x1100 balcony. They want $6,875 for a 3.432sqm balcony which equivalates to $2003 per sqm. That seems a bit step if you ask me. They originally said $1400 per sqm. What do you guys think. I really like the floor plans that Lorimer have designed shown on their website (and their prices too) but we also have Webb Brown Neaves and Novus in mind. Just wondering what made you guys decide on choosing Lorimer as I feel Lorimer are new. I appreciate your thoughts. Thanks! Jizzles, we picked Lorimer out of about 10 builders as we had 2 storey in mind from the start, and wanted a design to suit our lifestyle living, not a builder who would charge and arm and a leg to vary any of their designs. It's my house, not theirs. When you ask about David Lorimer's background, you'll be happy to know his history in the WA building industry, and the passion behind the designs, and the ongoing involvement he has not only in the initial planning stage, but also further down the building track. Re: House Build Perth WA - Lorimer 26May 16, 2012 5:30 pm Hi Barnsee, You can't really use an average sqm pricing for a balcony. Like a wet area it has different requirements. Depending on the overhang you will require additional steel reo and so on, so the cost can be quite different to a standard sqm cost for an internal area. Does the specifications for the balcony include tiling, marine ply for the ceiling and so on? If they originally said $1400, like addisont mentioned ill question what the original estimate was based on. They might have scoped differently and for that reason you should have transparency in the estimate/costing process. Addisont - just because David might have a good history in the industry doesn't translate to his team having the same professional approach. I have to admit he is very accomodating and will try to help where he can, but he can only do so much and should really surround himself with people who can carry out the job without his involvement. Hopefully lessons have been learnt and they are improving the processes. Jizzles being the new kid on the block is not really a bad thing. If their processes are in place the outcomes should be the same. I have heard horror stories about other builders who are very well established so I think it comes down to how much involvement in the build you really want. I think you need to be proactive regardless of the builder. I have had issues with Lorimer as well as many others who I have talked to. Is this an isolated case with only this builder, definately not. So it comes down to the design, price and whether you feel comfortable in the ability of the builder to carry out the job. Re: House Build Perth WA - Lorimer 27May 25, 2012 3:54 pm Wow, lots of Lorimer Homes going up at the moment. We're building with Lorimer Homes and haven't had any issues so far. Our second storey roof went on last week and I'll be heading to the block on the weekend to check out the progress since then. We chose them as we were happy with the quality of their display homes, loved the design (second storey living to take advantage of our views) and the level of spec for the price. We did engage another builder to create a custom design for us (which we paid for) but when they came in more than $100K over the budget (which was agreed with them to be a reasonable budget) and with a lower level of spec, we ended up back with Lorimer. All builders have pros and cons and no house build is going to be completely trouble-free. I guess you have to go with the one you feel most comfortable with and who has the design to suit your needs. I didn't have a problem at all during second plate and roof milestones. The issues come when you are at lock up. What is even more of a concern the time frame it takes them to close out any maintenance items. If you don't mind hassling them on a weekly basis to finish the work then it's not so much of a problem. They eventually do get around to it. I still have outstanding items which need to be resolved however, and these are not small items. Well i know i havnt posted in a while but thats because i had a few dramas with Belmont city council. The plans i posted up o here, they did not approve. The said the garage was to prominant and to either move the top level forward, or and add a balcony. So anyway we eneded up moving it slightly forward with a balcony to make the most of our view of the park. It costs us around 8.8k for all the changes due to council regulations. Boy was i pee'd but there is nothing i can do now. I also ended up making quote a few changes to other things, adding and removing. Im quote fussy, as i want the house to be perfect. Now im just waiting on the final plans. Hopefully they come sooner than there reccomendation of 4 weeks! Re: House Build Perth WA - Lorimer 30Jun 20, 2012 5:31 pm Just seen your thread, nice choices. The Siemen's rangehood is very cool - jealous! Love the electronic door too! It would be great not to have to take keys with you if you want to go for a quick jog etc. Good thinking! I have seen a lot of adverts for Lorimer lately, hope it all goes smoothly. Shame about council. We had to extend our portico to please our council and it was no where near as cheap as you would have expected :/ Hopefully that is the only hiccup. Looking forward to seeing your plans! Ive also created myself a blog so i can keep for the future. The house is finally finalised after lots of drama. So now we are just awaiting to sign the final bank docs. Here is our plan. I am surprised that this is happening to you there are 2 houses that are being built near me and I have to say they are getting done reasonable fast one is now at the ceiling stage and the other one is at the roof stage. If my one gets built with that speed I will be very happy. Before signing with Lorimer I have read many forums and reviews and I have to say that if I relied to what people say in the forums I wouldn't build a house at all. Luckily I have through contacts found people who have recently finished with them and they are very happy with the quality and the speed of their work and that was enough from me. The best thing so far about Lorimer is that the sales person was upfront with me and didn't waste my time like the other two builders that I was in contact with. There is always a negative and a positive review. It also depends on what kind of person you are I also provide professional services and there are some people no matter how much you try you can never please. Have you considered speaking to them in person that is what my clients do rather than discussing it over the phone. People generally love expressing their opinions vocally when s**t hits the fans. How many times you hear people expressing it when thing go really well. Definately not as much. We are in the final stages of our build with Lorimer, we should get our keys at the end of November. We've had a dream build, only a few minor issues which have been fixed along the way. Re: House Build Perth WA - Lorimer 40Oct 29, 2012 11:29 am 1st Story to be completed by this Wednesday or Thursday. Woweee 1.5 weeks since the first bricks went down and the first level is completed.............. Next steps, then clean up, the scaffolding comes in. The on Tuesday next week they start on the floortech system (Second story suspended slab) From what ive seen alot of WA builders use this system and it seems quite good. Its easy to make changes afterwards as it not concreted underneath so you can easily run cables through the trusts. I will wait to see about noise insulation and i wont really know till we move in. Getting very excited now. Its going up so quickly! Thank you so much everyone. This all makes a lot of sense.
