Re: Cranbourne - which estate to build in??? 2Feb 15, 2012 2:51 pm I am building in Ambrosia- at first we wanted to build in Mariott Waters, but PD sold us a house a land that the house didnt fit on and then suggested Ambrosia and we went with it and saved $$. I am not sure why they didnt suggest some of the others in Cranbourne - maybe they didn't have lots in them?, but we are happy with our decision so far. Is the land likely to flood? Just cos it's for sale is no guarantee it won't flood. What are the building codes for the estate - are they what you want? Do you have to have black tiles for the roof? or only panellift doors or 9 ft ceilings - can add to cost of house and energy bills Is there parkland? enough room for an ambulance to get in (there's one north of Melbourne with very narrow roads)? Is it in the windpath of any rubbish tips or chemical concerns? Is it close to freeway noise? Would you rather drive thru the estate to a quiet corner or have anyone else drive past you - or maybe there are a few entrances, exits to the estate - often not. Does the long side of the block run east west so you can get winter sun in - build eaves on your house. What was the land used for before - a farm? a dump? agricultural chemicals in it? has it been filled in? Do you want a footpath or not - some streets only have the footpath on one side now - so you get the dogwalkers or you get more to mow. However from looking around at all them, most of them were made up mostly of tiny blocks with virtually no building restrictions, so everyone builds their houses right up to the edge of the fencelines and gives it the impression that they're all touching. There is the occasionally decent sized block but still the neighbourhoods don’t look that great because of all the smaller ones clumped together. In addition a lot of the developers seemed to have quickly caved in with the garden/landscaping requirements and as a result, there’s a lot of unfinished or non-existant gardens. So we ended up choosing a lot in Botanic Ridge because the smallest land lots you’ll find are about 550sqm. And by having building restriction gap of at least 2 metre on one fence side, all of the houses have room to breathe and the policy of handing $3,000 back to home owners once they complete their landscaping (within something like 3-6 months of completion) means that everyone actually does it and the neighbourhood looks fantastic. In addition unlike all of the other estates they don’t sell out to builders/investment broking firms, who allow rows upon rows of the exact same house built and touching each other to be then rented out. These look horrible in general, and because they’re are all investment houses that are rented out, the occupants don’t maintain or look after the houses and front yards as well as what most people who live in their own home would, further reducing the appeal of the surrounding houses and estate. Botanic Ridge also is in parts less than 100 metres from Greg Normans famous settlers run golf course. Apparently there is no buses services in the area, but considering that my wife and I both drive anyway and that I’m not too keen on my daughter catching the bus by herself, that’s of no concern to us. I know its probably not what you want to hear, but the best thing to do would probably be to drive and visit each and every estate on that list so that you can get a feel for each one. I did that, and some of the relatively new estates looked like they were 15-20 years old…. But with Botanic Ridge it just looked like the ideal place I’d want to pull into each night on the drive home from work knowing that ‘yep I live here’. Also, not that it bothers me in the slightest but Botanic Ridge is its own suburb and not part of Cranbourne. A friend of ours who is an estate agent has told us about times she’d say to prospective buyers that “I know you were looking in Dandenong, Berwick, Narre Warren but I also have a great house in Cranbourne north/south, Clyde etc”, and some people just automatically so ‘no’ because of the negative ‘stigma’ applied to anything with Cranbourne/Clyde in the name, which in turn means a better resale value for your home. There are a few additional costs/covenants for the estate, like needing to have eaves on your house, which will cost around an extra $3k, but it looks sooo much nicer and reduces your long term energy bills anyway, so I actually thought it was good thing. Also though they do have a no cat policy, which is to protect all of the native birds and animals that flock to the parks around the estate, so that may be a sticking point for some people. Re: Cranbourne - which estate to build in??? 6Feb 16, 2012 3:14 pm We chose quarters estate in cranbourne because it comes out onto an 80 zone where as the other 2 close by come out onto a 100 zone. It was built on old farming land away from any powerlines. We also like the fact the estate will have a primary school as part of it and is closer to eastlink and the monash and the main shops. Also has 9 hectares of parklands. There is also a new shopping complex going up next door to it called evans park with a supermarket, gym, shops etc which will be handy. The Brooklyn Green estate was built on top of an old tip which now has methane extraction systems in place which solved the EPA problem. I've been looking at cranbourne east & most of it is clay with a H Class slab recommended even before the soil reports are done..!! if yours was upgraded from an M to H, what was approx difference in site costs??
