I dont know why would they charge laying cost.. I have heard its only when u go for 1.5m grout.. Re: Who else is building with Eden Brae? 13763Aug 22, 2016 6:42 pm Miffy We are on the same boat as you. We are yet to go for tender presentation. We went to Hog and de Lorenzo and brick shop. It is v confusing at start but slowly we are realizing what we want. I am sure we will spent few more hours at floor shop before final appointment. Take it easy and take one step at a time. I am looking for porcelain Tiles. Laying charges are 38 per sqm. I have been told that EB floor allowance is 24 P sqm for all ranges. Is laying charges are inclusion? If i select from the standard range do I still need to pay the laying charges? Thank you Mike and miffy! We didn't even think of going to all these places before the tender! So we can ask about swapping appliances as well? Has anyone installed a dishwasher with them or is it better to do it after handover? Does any one have the wide yet short windows in the house? I was told they're standard, but I'm concerned that enough light won't come in the rooms. Has anyone upgraded the windows too? It was abt $600, if you dont put in dishwasher then they wouldnt put a power socket near the dishwasher slot.. And it cost around $250 , just to put the power there. Whereas if u have a dishwasher .. The power socket is free.. So its better to put it in through builder.. I didnt upgrade the windows but decided to go with a big door.. If you don't mind me asking, what dishwasher did you get? So you have the standard wide, high, lengthwise short windows? Re: Who else is building with Eden Brae? 13767Aug 23, 2016 10:19 am So is everyone looking at the tiles, hog and bricks before tender so it can be negotiated or to include it in the tender so that the loan can be approved for that amount? I dont think u can negotiate with hog or dilorenzo.. Its kinda fixed price.. Re: Who else is building with Eden Brae? 13769Aug 23, 2016 11:54 pm Thank you, we're planning to do a quick visit on Friday, really want to find out what the standard doors and windows are like. And possibly get stone in ensuite and bathroom. Work out the ball park of prices. Anyone got mirrored wardrobes in bedrooms? We were told it's fixed price house and land package so no extra site costs should come up hopefully! Re: Who else is building with Eden Brae? 13770Aug 24, 2016 12:16 am Miffy if you pick from the standard tile range, you don't have to pay for laying charges. From what I remember, only ceramic tiles are standard for EB. Hope this helps. Mike dishwasher power socket is included in our standard electrical plan. It's weird that you were charged $250. Thought this was standard. Re: Who else is building with Eden Brae? 13771Aug 24, 2016 12:43 pm dyansky Miffy if you pick from the standard tile range, you don't have to pay for laying charges. Can't go with carpet on first floor. anyone selected timber floors here? What was the cost like? We opted out of dishwasher so they said its not standard then. Can't go with carpet on first floor. anyone selected timber floors here? What was the cost like? We're converting carpet to bamboo. Think cheapest timber's 120. Below's our quote from DL on 01/07/2016. Description Quantity Unit Price Total VEDURA - BAMBOO - COFFEE 74.50 EA 96.00 $7152.00 FLOORING PROTECTION 74.50 EA 8.00 $596.00 DI LORENZO SKIRTING BOARD REMOVAL & RE-FIT 1.00 EA 440.00 $440.00 Then a PCV was raised by EB to include $564 - Provide return trip to fix/repair skirting reinstalled after timber flooring installation during construction If you will convert to timber/bamboo, there will be a gap/step-up between bamboo and tiles. My DL consultant said that the gap is minimal for bamboo so I opted for bamboo. See comment from Ausman: viewtopic.php?f=31&t=54159&start=13300 Hi Jahangir, It is usually the other way round. The wet area's have to be recessed at the time of laying the slab, this is because the waterproofing and tiles bring it above the rest of the living area floor. I had asked for a quote to flush the wet area's and living area flooring and was giving a quote of $2500 by EB which I couldn't justify and decided against going for it, this was just ground floor. Re: Who else is building with Eden Brae? 13777Aug 26, 2016 9:57 pm Has anyone got a quote for triple coat paint from EB? Our HOG consultant has been sitting on our changes to a PCV (as it included different options) for a week now. Is this normal? Re: Who else is building with Eden Brae? 13779Aug 29, 2016 1:04 pm We are building in Oran park and very soon to commence construction. Unfortunately while doing a drive by last evening we saw that our neighbours builder New Living Homes have dumped their soil on our land. We have tried calling their office but haven't had any luck so far. EBH won't do anything as we not on in Construction stage yet. They have asked us to make sure its removed ASAP. Council has adviced they can't interfere as its a 'private' matter . Has anyone else here been in this situation? Is there any company you can suggest to have the fill removed? Re: Who else is building with Eden Brae? 13780Aug 29, 2016 3:00 pm Hi Alina Do you have your neighbours contact details to contact them and have it removed? If I were you I wouldn't be paying to have it removed. Keep trying to contact the builder. Hopefully eventually they will move it. I know when we were building ours the block next door hadn't started yet and our builder was putting stuff on the next door block Built the Eden Brae Lincoln 35 in Oran Park. I built with EB back on 2009.
