Cheers Building the Sheffield 25 + 2 sq Re: Who else is building with Eden Brae? 11022Jan 05, 2015 5:22 pm We had a quote for both door handles. The top picture is 'Gainsborough Omni TriLock pull handle' and quoted - $277. The second picture is more expensive and requires two pieces of hardware, the handle and the lock - 'Provide Horizon pull handle 9248PHSFC750 to entry door (to both sides) plus Gainsborough 775 series roller bolt' quoted - $497. Note, the door handle for the second option comes in a 600mm or 750mm. The cost above is for the 750mm option. Re: Who else is building with Eden Brae? 11023Jan 07, 2015 7:57 pm Out of curiousity what is considered as "two tone" when it's paint (like a feature wall?) Also does anybody have a photo of a grey tile which is included as a standard package tile? My partner and I tried to look at di Lorenzo but we did not have much help and there was a lot of people around the standard tiles.. Any help would be greatly appreciated.. Re: Who else is building with Eden Brae? 11024Jan 07, 2015 9:56 pm Hello guys, Happy New Year guys!! How are things going? We had our first colour appointment a couple of days before our holiday and everything went well. Our colour consultant was lovely and helpful. She was very patient with us as we had prepared a list of items (around 200 lines) and she patiently went through it with us. Unfortunately, we were unable to do Cooks Plumbing on that day as the consultant was off sick. So everything will be done in our second appointment in the coming weeks. We anticipate that it will be hectic. The kitchen upgrades really cost a lot. We are now thinking to do them partially. If we would like to do the pantry section with cabinets, should we tile over the slab and have the cabinet on top of it or should I just leave that bench section untiled? Re: Who else is building with Eden Brae? 11025Jan 12, 2015 7:44 am Hi Shayne,
Thanks for recommending Ezyblinds. I think that is a brilliant idea for a temporary solution. Currently, we are thinking if we should do the shutters and blinds with Abbey or shop around. Abbey is able to provide a private quote option and having the blinds and shutters installed before house handover. Have you done any quote comparison with others? Do you think Abbey's quote is expensive? Also, I found that the floating vanity included has a base support at the bottom which means the vanity is not hanging off the wall. Is yours the same? Re: Who else is building with Eden Brae? 11027Jan 12, 2015 9:59 am Amazingk- abbey is def more expensive. For our Ivanhoe 27 we were quoted for plantation shutters pvc (which are cheapest per square meter) approx $9500. Several quotes after with companies such as wynstan etc for the wooden plantation shutters were closer to 5-7k mark. So definitely get some other quotes. Re: Who else is building with Eden Brae? 11028Jan 12, 2015 10:12 am Hi All Hope everyone had a very good christmas and new year. We got a Land in Georges Fair and now we are looking for builders which is very confusing as we are building first time. we liked the Eden Brae's Lincoln and Clarendon's Ferndale. But with Clarendon we are not happy as they have quoted the site cost $16500, where our land just have less then a meter slop. and we found them little pricey. So we are thinking to proceed with Eden Brae to build Lincoln 30MK2. They have quote the site cost will be $ 4000 and found them reasonable. But before I proceed with them I want some information and suggestion from all of you, this forum has teach me a lot about building a new house. Thank you so much to all of you who have shared their experiences and the valuable thoughts. So my question are 1)should be charged site cost for less then 1 meter slop?(As when we purchase the land the sales offices has said we don't need pay any site cost) 2) I saw there is few people who build LINCOLN 35, could you please share your suggestions and the experience throughout the whole process? 3) With the LINCOLN design what are the downsides? Abbey's shutters is like >30% from the most expensive quote. How about the blinds? Hi Niki, I am building with Livingstone. The standard kitchen storage would depends on which offer you got. I have the May 2014 Smart Living Essential package and the standard inclusion is basic cabinet storage with panel doors only. The overhead cabinets are not included in the package. I suggest to take a look at the Livingstone display home at Gregory Hills. It has the basic setup with minor upgrades. The minor upgrades shown are the drawers, Laminex gloss panels and stone bench top. Welcome! We are building the Lincoln 35. We are expecting to be finished march/April. You can check out my blog linked in my signature for more details - it's very behind and I will update it this week. We had our gyprock put in between Xmas and new year and our stairs are due to be installed today! We have about a meter slope on our block. Our site costs came in about 13k so yours sounds very low! A big chunk of our costs were for fill and then a lot of extras possibly due to being a knock down rebuild and having established neighbors (scaffolding shade cloth etc). For the process I found admin incredibly painful. The build has been a breeze in comparison and we were lucky to get a fantastic site supervisor. I thought I was going into all the early appointments and meetings prepared and still found it pretty overwhelming. So much to think about so early on. And then when the build is happening you really just sit back and wait! We changed a couple of minor things with our Lincoln design. Not too much as it suited us pretty well as it was. We added doors to the front living room so it will be a home office and also got rid of the alcove in the media room (which made the pantry a little bigger - not needed to be bigger but preferred that over the alcove). We chose the original Lincoln design over the mkII due mainly to the staircase and upstairs wardrobe. For the size of the master suite in the Lincoln the wardrobe was very small. It's still not huge in our design. The wrap around staircase also gave us the option of additional storage under the stairs. So far there isn't anything I wish I had changed but I am sure I will find things once we move in! Re: Who else is building with Eden Brae? 11032Jan 12, 2015 1:23 pm Hi kim_kdr Thank you for your suggestion. I am already following your blog and waiting for the new updates . We got small block where only the Lincoln 30MK2 will fit. I am little bit worried about the upstair bedroom sizes. Hope we can fit a double bed in it. We will also going to do some minor changes. The good thing about Lincoln 30MK2 is the ensuite got space to stand. I saw that you have upgraded the staircase to glass ones. I found the total cost was $5029( $3337+$1692). is it correct. As we also want to upgrade the staircase. I will try and update the blog soon. I am very slack at keeping it up to date! The bedrooms upstairs are small (except for the master). The two smaller ones are our kids bedrooms so we will only have a single bed. However I do think a double will fit (with just not much else). The bedroom closest to the toilet upstairs had a double in the show homes and that fit comfortably. We were expecting Abbey to be very expensive so we got a few quotes before our consultation. We were pleasantly surprised however that they were with a couple of hundred dollars of our best quote. One reason for this was because we did not get the quote included in our tender via Eden Brae. If you do that then they add their builders' markup of at least 30%. If you go direct with Abbey they are competitive but still able to install prior to completion so your windows are fully covered before you move in. We went with timber plantation shutters throughout (except the bathrooms which are PVC) as we found that the price was similar to blinds with blockput blinds as well. The Abbey consultant was great also! Deposit paid 3/9/14. Tender signed 3/10/14. Good luck with the Cooks plumbing appointment amazingly. We found the consultant to be quite abrupt. When we told her we were building at Willowdale her comment is "why would you want to build such a nice house THERE". She was very disinterested in showing us options or providing advice. She said her job is "taking orders not providing advice". Along with Outback the worst part of the admin process. I wonder is companies like Cooks raise the damage being done to their reputation? Contract signed 22/10/14 Construction commenced September 2015 PCI 7/3/16 Re: Who else is building with Eden Brae? 11036Jan 12, 2015 5:20 pm Yep our cooks consultant was pretty good but the other one I am less than impressed with. Very unhelpful. Re: Who else is building with Eden Brae? 11037Jan 12, 2015 7:31 pm amazingk Hi Shayne, Thanks for recommending Ezyblinds. I think that is a brilliant idea for a temporary solution. Hey amazingK, Not a worry re: Ezyblinds. Such a cool idea if you're running out of money and need a quick fix. We went with Abbey Blinds, but we didn't go ahead straight away. We thought there quote was reasonable, but we had to allocate money elsewhere. Abbey ended up following up the quote a few months down the track and offered us a further 5% discount if we went ahead with the quote that month. We ended up agreeing and signing off the quote. We thought the sales consultant was fabulous! As for the floating vanity, yes there are two types. There is "full floating" and "floating". Full floating means the plumbing comes out from the wall and the vanity doesn't touch the ground. The regular floating vanity still has the plumbing from the floor, so the vanity is floating at the front but connects to the ground at the back. If you still have your red 'Smart Start Luxury Inclusions' booklet, there is a picture in there where you can see the tiles underneath the vanity. It's all tiled so we weren't too worried about it being 'full floating'. To upgrade to "full floating" was approx. $1,200 so we didn't bother. Shayne Re: Who else is building with Eden Brae? 11038Jan 12, 2015 7:56 pm Nik865 Hi guys in building the livingstone 23mk, does anybody know what the standard kitchen storage looks like or kitchen? Judging by the upgrades I've read up on its not much? Hi Nik865, Yep - not much at all! This is what you get in the kitchen: Laminex 400mm Squareform benchtops to island and cooktop run Cupboards underneath island and cooktop run (not draws!) Wire shelves only to walk-in-pantry Dishwasher provision Standard ceramic tiles for the kitchen splashback Venini 900mm Rangehood Canopy Stainless steel 900mm gas cooktop with wok burner Venini 600mm Fan Forced Oven Monaco 1.75 End Bowl Yukon Sink Mixer - Gooseneck Outlet Doesn't include: Nothing in the WIP except for wire shelves Overhead cupboards to cooktop run Cupboard above fridge Bin draw Draw under oven Anyway, hope that helps you! Shayne Re: Who else is building with Eden Brae? 11039Jan 12, 2015 8:02 pm Haha - we also had a terrible experience with Cooks. The consultant was not interested at all, eventually we got her to smile - but talk about hard work! Plus, it was alot of effort to try and get her to recommend upgrades. Crazy if you ask me. If you don't ask you don't get told! Re: Who else is building with Eden Brae? 11040Jan 13, 2015 9:11 am Cooks consultant wasnt pleasant at all. The outback "chick" didnt know much either and always had a blank look on her face. Regarding Abbey Blinds, we were also offered 5% discount since we didnt include the blinds into our tender...and then before finalising the PCVs...we got another follow-up quote from Abbey offering a couple of hundred $$ off the last quote. In the end we didnt go with them...as we found someone at the Better Homes and gardens show@ Olympic Park. The downside was that it was installed post handover. So my advice is to delay it as much as you can...and then finalise the quote with Abbey. They can even match quotes provided they are realistic and from a reputed company. I built with EB back on 2009.
