Browse Forums Building A New House Re: Who else is building with Eden Brae? 10841Sep 17, 2014 10:34 pm My sales person said, if you are maxed out your site coverage, you can add volume to the house by raising the ceilings, we asked to raise both ceiling by 2.7 GF and 2.6 FF, the same as Waldorf in HWN. Higher ceilings also gives you wow factor imo especially if you have a "void" on your floorplan, such as Heathcote, Marina, Waldorf, Sandarah and Newport With the standard 2.44, you're going to get a bulkhead which will drop the ceilings by at least 20 cm or more, if you're building a Cremorne, go to see the one at HWN, see the bulkheads at rumpus room, mind you Cremorne ceiling heights in HWN is 2.59m on ground floor. All we have at this stage is an email confirming the time and promising us a letter in the mail. What can we expect to be in the letter? Good luck for your tender Mark. From memory I don't think we had much documentation at all prior to the tender. We had the initial list of inclusions we wanted from the sales meeting and that was about it. We didn't have Tanya T so can't give any feedback there. What house are you building? Re: Who else is building with Eden Brae? 10847Sep 24, 2014 4:18 pm Hi Marko56, we also didn't receive anything before the tender appointment and the amount of information was indeed overwhelming. In our case it was a home and land package, and the tender included things like what's included in the package price in terms of house, options, council costs, developer requirements, conditions and detailed which costs will be for us should they eventuate. Maybe if you ask them, they can forward you a copy prior to the meeting. They will also want to go through the floorplan with you and discuss any changes you might want to make. It helps if you've talked extensively to the sales person to have a good view on options/upgrades to discuss and get quotes on during tender stage, reconfiguration of certain areas etc. Things that are not important at this stage are upgrades to electrical, kitchen, tiling/carpet/colour options etc. If you need to, you can ask them to budget for certain upgrades so that these costs can be included in the contract that will be prepared next. This is convenient if you want to talk to the bank about your total loan and have provisions in the tender for this. Also didn't have Tanya T, so no feedback from me on this either. We had such a bad run on the weather I am really hoping it is nice and clear now! Our contract is 34 weeks. So whatever that works out to be in months - I think about 7-8 months. We are already about 6 weeks into our contract term - but I suspect a good chunk of that will be rain days. It wont make a difference after that with the weather. Our contract for single storey was 26 weeks, however they wrapped it up in under 17 weeks. It included no work done for 10 days due to heavy rain. Hope its as quick for you too. We signed and paid our $2,500 yesterday. It all went very smoothly. Tanya was the ultimate professional, and it helped that we were super organised - partly thanks to reading this forum and some good advice from contributors. A couple of small issues were identified but Tanya was able to resolve those on the spot for us. We also visited De Lorenzo tiles and basically have picked our tiles as well!
