Browse Forums Building A New House Re: Who else is building with Eden Brae? 10201Mar 27, 2014 7:50 am Good luck Hassenberg for PCI today. We are suppose to have settlement tomorrow but still have no shower screens for our ensuite and now our our main bathroom. Our SS have emailed Stegbar three times but with no reply. Shower screens for the main bathroom should have been installed this week. The cracked tile was fixed on Saturday. Shower screen for ensuite bathroom will be delayed due to a mixup. Gyprockers turned up yesterday but couldn't get in. Apparently he is back today with painters, brick cleaner and concreters. Not sure if the concreters are there to seal driveway or epoxy garage floor. Very disappointed in Eden Brae. Can't believe how disorganised the last few weeks have been especially this week. Our SS can't even give us a time to meet tomorrow before settlement. He will let us know once he is onsite this morning. Not sure if I want to go onsite this morning as I am just so over this whole thing. We have organised furniture delivery, Telstra, removalists for next week and I am not feeling very positive at this stage. Re: Who else is building with Eden Brae? 10203Mar 27, 2014 8:15 am Heathcote, how stressful for you guys. Can't believe that they forgot to order a shower screen for you and that it wasn't picked up until AFTER PCI??? I sure hope that stegbar pull through and get the main bathroom shower screen installed for you. Do you at least have a bath tub that you can use if the shower screen does not get installed by tomorrow? When is the delivery van booked for? Is it mid week? If so then it will give EB a couple more days to finish off stuff that should have been finished by now. Fingers crossed that the majority of your issues get fixed today or tomorrow at the latest. Your house is looking absolutely stunning btw Hass: Good luck with PCI. Love the colour selections that you have made throughout the house. Not sure about the pavers as we have concrete. Our neighbour has refused any sort of talk about changing the fence colour. Has also refused to wait a little before installing it so we can get through the side for landscaping.. Has pretty much said he will get it done when he moves in, on his boundary side and we can do whatever we want on our side. Building Lawson 27 MKII Re: Who else is building with Eden Brae? 10205Mar 27, 2014 8:27 am So if he gets it installed on HIS side of the boundary, does that mean that you don't have to pay for it? Esepcially if you end up getting your fence of choice and colour put in after handover??? Fencing rules are doing my head in to be honest. We have got agreement between us and side neighbours and one of our back neighbours about going colorbond and the colour. I have 3 other neighbours that are nowhere near moving in though and haven't talked to them about fencing yet. I really don't understand his colour choice.. His house was done in grey bricks and tiles but he has chosen a brown fence?! So I'm thinking, fine. Do what you want.. At least i don't have to pay for something i don't like I will just have to think of ways to cover it later, maybe paint it or put some sort of overlay over it. Only issue now is what colour do we do for the other fences... Will we have to get them all the same colour... I'm actually look into this stuff now, i think you might find that if the neighbor foots the bill for it, on his side of the boundary that you wont be able to make any changes to it ... because its inside his boundary. What i'm trying to determine at the moment is retaining walls, i don't believe we'll need anything excessive, hopefully still less than .6m, the reason it will need to go in though is because of the cut of the neighbors block, with us being on the high side. Because it is due to the neighbors cut does it make the wall their responsibility? So much conflicting information about it. Your house is looking absolutely stunning btw Thanks BH. I had a peek this morning and we have a shower screen in the main bathroom. That is the good news! Bad news is there is no one working on the epoxy on the garage floor, plasterers have not turned up yet to fix the wall behind the stoves, they should turn up today according to the painters and the painters will have to come back Monday morning to paint that wall and finish some of the staircase. SS has still not turned up on site today. Our removalist is booked in for Wednesday. We somehow missed out on the rain all week but today it has been raining for the most of the morning. Can't see when they will seal our driveway. And if our garage is to be sealed, I don't know how long it is before we can use it. Now just waiting.... welcome to the forum...im building Manchester 22. my house is almost ready and expecting to get the key next week or week after. where are u building ur house? did u go for tender yet ? Because it is due to the neighbors cut does it make the wall their responsibility? So much conflicting information about it. Also our frames started yesterday, just trusses to go Stupid rain : / Sorry I'm not quite understanding this. If you are on the high side, why would you need a retaining wall? Especially if your neighbour's block has been cut by their builder? Did EB form up your block above natural ground level? We sit on the low side, EB cut into our block, but neighbours builder formed up their block by 600mm above natural ground level, hence why we are sharing the cost of the wall. If they didn't form up, then the wall would be our responsibility, as EB lowered our block when they cut to build our house. Heathcote Glad that they have at least installed the shower screen. Even with the rain, I would have thought that they can still epoxy the garage slab?? Although I'm no tradesman so can't be sure. I hope the plasterer turns up to fix your wall soon. Wonder why the painter can't come tomorrow to paint, if the plasterer gets his stuff done today? Are you able to ask SS how long it takes before you can use driveway and garage after they have been sealed? I'd be frustrated too if I saw things that were clearly not finished the day before I was scheduled to get my keys Slab – 31 Oct 2012 Frame - 15 Nov 2012 Bricks – 26 Nov 2012 Roof - 14 Jan 2013 Lock Up- 11 Feb 2013 PCI- 23rd May 2013 Settlement - 7th June 2013 Re: Who else is building with Eden Brae? 10213Mar 27, 2014 12:42 pm here is few pics of ur house.. That's what it says in our development requirements.. but there's a small glitch as some areas are classified as bush fire prone, therefore allowing colourbond fencing. A lot of the residents in the estate have already gotten colourbond installed. I prefer the timber fencing.. i can try fighting through this angle but i think he's quite set on what he wants and wont budge.. Unfortunate really.. Not a great impression to leave on people who will be living next door to you for many years to come.. Suffice to say he wont be getting any favours from us in the coming years Building Lawson 27 MKII Re: Who else is building with Eden Brae? 10217Mar 27, 2014 1:09 pm Baulkham Hills Sorry I'm not quite understanding this. This is the thing, i say 'we need a retaining wall' - by that i mean 'a retaining wall will need to go in' it might only be a small one, but im just unsure how responsibilities for retaining walls are handled. Depending on what i read it can come across: - that i need to put it in to prevent my block from falling down into the neighbors block - that whoever is on the lower side needs to deal with it Finding credible guidance is challenging, the neighbors may have it in as part of their build i don't know, haven't chatted to them about it yet, i thought originally it was just a 50/50 split like with the fence, but this doesn't seem to be the case. I would think that the first point would apply to people who have formed up their block "above natural ground level", and the second point would apply to those that have cut a block to "below natural ground level". If neither applies in your situation, then I would think that you wouldn't need to pay for a wall or even part pay for the wall.
