Browse Forums Building A New House Re: Who else is building with Eden Brae? 10901Nov 09, 2014 9:07 am Hi all, Just choosing external colours at the moment. The standard EBH mortar is natural and the PGH consultant says that most homes are done with off-white mortar. Is there a difference between the two? Has anyone upgraded to off White? If so, is it pricey? Thanks Paul Re: Who else is building with Eden Brae? 10902Nov 09, 2014 9:08 am Yep, yellow sand is used in natural and white sand is used for off white. Pay for the off white. Re: Who else is building with Eden Brae? 10903Nov 09, 2014 10:26 am I second this. Paying for off white mortar is well worth it. Not sure how much it costs to upgrade now as our prices are 2 years old Slab – 31 Oct 2012 Frame - 15 Nov 2012 Bricks – 26 Nov 2012 Roof - 14 Jan 2013 Lock Up- 11 Feb 2013 PCI- 23rd May 2013 Settlement - 7th June 2013 Re: Who else is building with Eden Brae? 10904Nov 09, 2014 10:42 am It was about $150 for a large home many years ago! That's for a single story 27sq house. Re: Who else is building with Eden Brae? 10909Nov 09, 2014 8:17 pm Have dark coloured bricks on the houses being built across the road from my block, & one has natural coloured mortar, the other has off-white, & the off-white seems to match the bricks better than the natural, IMHO. I have gone for off-white, again with dark (loam) bricks, & I think it will look nice after seeing the houses across the road Where we are currently living, the mortar is natural, but the bricks are a creamy colour with little brown flecks, so the natural looks nice (& maybe the off-white would stand out a bit much..?) Re: Who else is building with Eden Brae? 10911Nov 17, 2014 9:14 am Hi Newport38, We got quoted $2100 to have our 3000L water tank placed under the slab which I thought was pretty reasonable.. Re: Who else is building with Eden Brae? 10912Nov 17, 2014 1:33 pm Thanks Stephanie, I was quoted $2068 for under-slab rain water, the only issue is, on tender, I have upgraded my tank to slimline which is $1300 extra, now they are saying the price for underslab is $2068 plus $1300 = $3368, now I don't need to tank to be slim, do I? Especially if they were to be laid under the slab .. Re: Who else is building with Eden Brae? 10913Nov 18, 2014 7:36 am Has anyone noticed a lot of water noise from toilet flush while you are in the other room, is it normal or acceptable, i was thinking it is not normal because lived in many other houses but no noise like this. may be eden brae has not installed Wall Sound Screen Insulation. Please guys share info if you have any. thanks Re: Who else is building with Eden Brae? 10914Nov 18, 2014 7:42 am Newport38 Thanks Stephanie, I was quoted $2068 for under-slab rain water, the only issue is, on tender, I have upgraded my tank to slimline which is $1300 extra, now they are saying the price for underslab is $2068 plus $1300 = $3368, now I don't need to tank to be slim, do I? Especially if they were to be laid under the slab .. I was quoted the same $1300 for a slim line but I refused to pay because in my contract there supposed to be a 5000L round tank if we were to go with the council but EB chose to go with a private certifyer, CDC where we could get away with 3000L and EB saving money by going from 5000 to 3000, and my point was accepted after negotiations and i end up paying nothing for a 3000L slim line Re: Who else is building with Eden Brae? 10915Nov 18, 2014 7:51 am Has anyone had any luck getting anything changed during construction? We want to change our range hood. EB are flat out saying no. So frustrating that they won't even enter a discussion about it (we have I believe valid reasons for the change and I am happy to pay additional costs etc). I asked to escalate it to management and the response back told me this was the directive of management. Re: Who else is building with Eden Brae? 10916Nov 18, 2014 8:04 am Where is your rain water tank HB? Is it located in the room where you hear a lot of noise? When we flush our toilets, we hear the pump going in our rainwater tank which sits right next to the main bedroom. We can only hear it if we are in the main bedroom and not when we are in any other room. Could this be what you are hearing? Kimkdr We did change a couple of things during construction, the one that was escalated to management was more due to the fact that what we were getting was different to what was written and promised in our contract. As there was no disclaimer in our contract to exclude us from what was part of a promotional upgrade (that we paid for I might add), management relented and gave us what was written in the contract. The other thing was changing our driveway colour and asking if the stenciling could extend to the council cross over. We were prepared to pay for this additional work. As the driveway was not done by EB, but by Outback, once Outback gave the OK for the driveway change, we didn't have any problems. Apparently we were lucky in that we had an "old" contract, which meant that we got the extra stencilling free of charge and also the change in colour was no additional charge. As EBH didn't have to do anything, they waived the $500 variation fee. Could you get your CSA/CSO to explain why it is flat no from management? The worse case scenario is that you have the rangehood you don't want installed, then when you move in, sell it on ebay and get the one that you do want. The CSA is simply saying we signed the paperwork agreeing to no changes during construction so we can't change anything. The reason I want the rangehood changed is at the moment the rangehood is not flat across the bottom. This means the glass splashback needs to be cut to fit around the rangehood. I had it written specifically into the kitchen culture contract that the glass will be cut so it sits flush with the rangehoods hood. Now I have decided to future proof the kitchen I would rather we just get a different rangehood that has a flat bottom so the glass doesn't need the additional cutout. My concern is if 5 years down the track the rangehood fails we would have a cut out in the glass a specific shape that may be impossible to match a new rangehood to. So I don't want the rangehood installed at all. Worst case would be to tell them to leave it in a box and we will install one ourselves after handover. Our CSA is not even willing to enter a conversation though. I have explained all the above and the response was simply to send us a copy of the form we signed stating no changes during construction. If it were a large change or related to the actual house rather than an appliance I would understand! Re: Who else is building with Eden Brae? 10918Nov 18, 2014 8:23 am Kim Are you able to approach KC and pay for the glass splash back to extend right behind the rangehood instead? That way if you do have to ever change the rangehood, the glass splash back won't look weird. This is what I mean. Its not my kitchen but an image I found on the net. Hopefully the link works. Could be a long shot with KC though.... http://i1293.photobucket.com/albums/b596/binny288/The-Kitchen-Splashback-Co_13984_image_zps9d64dc5f.jpg Slab – 31 Oct 2012 Frame - 15 Nov 2012 Bricks – 26 Nov 2012 Roof - 14 Jan 2013 Lock Up- 11 Feb 2013 PCI- 23rd May 2013 Settlement - 7th June 2013 Re: Who else is building with Eden Brae? 10919Nov 18, 2014 8:27 am Thanks BaulkhamHills. Unfortunately that won't work for us. Our kitchen won't have any overhead cupboards so it would just be a strip running up. The pic you have linked is almost identical to our old kitchen splashback (colour and all!) and I like this look. Just don't think it will work without the cupboards. I think we will try and talk to management directly. Avoid our CSA altogether now. Re: Who else is building with Eden Brae? 10920Nov 18, 2014 8:39 am Baulkham Hills Where is your rain water tank HB?
