Do I've to wait for the final plans to be ready and signed-off (or) should I sign up straight away? Advice from experiences please? And a stupid question - Will builder pay energy bills till hand over (or) is it my responsibility? Cheers! I think it's the date when site is released to construction. Eden Brae took over our site on 30 April but site was released to construction on 23 May. I emailed Eden Brae to ask and they told me our contract start date is 15 May. This is the week work started on preparing our slab. This means we are in our 5th week. Definitely worth asking as this is the time to get it. We got flyscreens on all opening windows and a change in room configuration . We had less to negotiate as at the final sale stage we were told a that our stairs and railing had gone up in price by $7000 and they gave us the old price . We weren't brave enough to ask for freebies at the tender presentation, our presenter was a bit 'to the letter' about the whole thing. But after finally getting everything we wanted down on paper (a couple of weeks after pres.) we asked for and received a discount. Was a decent amount, so we were happy. Probably easier for them to just give away upgrades, but just make sure that it is exactly what you want. Don't be scared to ask for an extension on signing the tender if you aren't completely happy or feel pressured. We had 3 weeks instead of 2 which just gave us an extra weekend of thinking time. They want your business, they don't want to scare you off. Ask for whatever you want, the worst they can say is no. If you are on a budget sure, but it's about building value into your home if you are either an investor or a first home buyer maybe looking to move onto another property in a few years time. Finishing of the home is important as it will either help you sell at a higher price if you do the upgrades or at a lower price without the upgrades. If you put the two houses side by side at the same price but one with a better finishing and upgrade who would you choose? I think the answer would speak for itself. Or is it added on top of the building period? We asked verbally and were told it was included. But you should try to get it in writing because it's not clear in the contract. Note that although EBH's head office closes down for the 3 weeks, but some contractors still work throughout. We had brick contractors on site on New Year's Eve.
