We've got tiling done post handover throughout the house...and bamboo flooring in bedrooms. Worked out heaps cheaper in getting 600x600 tiles externally and getting it laid alongwith screeding. And we dont have splashback in the kitchen...we went with the transparent fixed splashback window behind the cooktop. Would you mind if I ask for a photo of the splash back? That's been us the whole way through which is why I wanted to create a blog to try and help explain the process and share as many insights and watch points as possible So with the kitchen appointment there is no standard mockup of the kitchen in the HOG or even on display (hahah I wish). They'll probably just point out what you get which is what will be on your plans - so kitchen island, cooktop run, rangehood etc. They'll ask you what you want upgrading I.e. overhead cupboards, pot draws, splashback, bin draw, cutlery trays, soft closing draws etc. They'll quote everything on the spot so you'll get costs back straight away. Then later on, once you confirm what you want from the quote then they'll finish your kitchen drawings off. This took about a week or two after we confirmed what we wanted to go ahead with. I'd recommend just trying to get costs for everything you want and then cut out things later on that you can't afford or will manage post. The sketches on my blog are our dream fitout but with everything quoted it came in at 34k (inc. laundry fitout and stone in the bathrooms as well as shaving cabinets). Obviously very expensive. We only ended up going with half of the quote - which you'll see on the final Kitchen Culture drawings (which is under the 'colour selection appointment day 2' post) We'll manage the splashback post. We're looking at the black mirrored splashback. So it'll just be gyprock when we get our keys. Personally I think tiles throughout would be cold. Wood flooring would be better. We've done combination of tiles and carpet (home theatre + bedrooms). It just comes down to what you want. We did get all flooring done through Di Lornezo and it does add up $$$! Quite a few people organise flooring after, but I'm pretty sure EB make you complete flooring in the wet areas...a point to note! Also, with your paints choices see what the Colour Selection Consultant has to say, but I'd recommend buying some sample Pots after just to make sure your 100% happy. For example friends of ours chose Gemini Silver from the standard range which looks grey and it ended up coming out like a light blue colour vs. grey. They obviously weren't impressed! Anyway, let's us know how you go on Thursday. It can be quite overwhelming. Take your notepad and something to snack on incase you run out of time for lunch. Some people zip through the appointments but we took quite awhile even though we knew what we wanted! Thoroughly uninspired by the selection at DiLorenzo and anything else from there cost an arm and a leg. We're tossing up between doing a pressed metal splashback or tiling it with a company close to us that have a much nicer selection. Hi Bugbos thats right it is exciting and frightening well according to my information you have to pay 5% deposit on house in couple of weeks after the tender and then another 10% for land in another 14 days, taking into consideration what you have paid to date. Land settlement take place within 14 days of land registration. which area and what house are you planning to build. I would tend to think that this would be due to a relatively early selection process. This fee of course does not apply to your post contract variations (PCV's), where you make your selections for the colours, tiles, etc, as these are done later after both the tender & contract have been signed, but are done closer to your build start date to ensure that the selections hopefully don't become out of stock due to being superseded (in the case that you have a longer lead time until you build, due to waiting for land registration, for eg). Hi, When we done our tender we changed and moved the walls and windows to suit our needs at no extra charge on the plans. We are also first time builders and thought we would be charged for it but shockingly we didn't pay anything happy days our tender presenter said we could change anything on the plans as long as we weren't adding things in like extra windows not sure about walls so as long as you stick to moving walls and windows you will be right. In our promo deal we are getting an extra 2 squares and can put in anywhere in our home but they stung us with paying an extra $500 for floor coverings to cover the extra 2 squares which i found rude as it was meant to be 2 squares for free in the promo so technically they should cover that cost anyway can't do anything about it now already signed the tender. With what your saying they might charge you a fee as they will have to draw new plans with ours it was only slight/minor wall and window movement you will need to find out before you sign off on your tender, make sure you get a copy of everything for backup aswell.
