However the awning window in lieu of standard window was not an upgrade...they just replaced the standard window with an awning window, and we weren't charged for it. Hi Kellyville75, Did they also charged you for the plasterer to return to do the cornice? I was thinking of doing my own cleaning to cut down the cost. So in all, Approx $700 for nothing. We weren't made aware of this until the quote was finalised with KC...and this was raised as a separate PCV at the end. Cheers. Re: Who else is building with Eden Brae? 10806Sep 08, 2014 6:12 pm I've ordered tiles to ceiling in both bathrooms & laundry, so I have the same types of costs (cleaning & plasterer return). I also didn't have to pay extra for the different window, but this may be because of the package inclusions/upgrades in the lifestyle series home that I purchased at the time I signed my tender. I was told fairly early on once my selections were finalised, so I felt I had plenty of time to discuss with EBH if needed. Compared to the cost of my tiles etc, I didn't think the cost to clean & do the plastering was too bad (I have ordered coloured grout throughout to match all the different tiles in the house, which isn't that cheap, unfortunately), but it is an additional cost, nevertheless. We were given a folder at our tender contract appointment but I've noticed there isn't any idea of prices in the info.. How has everybody found info out? Just by going into the shops? We are looking at upgrading carpet to laminate but unsure of cost... Also sky light in our guest bathroom.. At that stage you can get other quotes and decide whether you want to keep, upgrade or make additions post handover. In our case, we built the Lawson 24, but added approx $12k in variations. With regards to flooring, from personal experience...I found that getting flooring done post-handover was cheaper for us. We were keen on getting 600x600 polished porcelain tiles along with bamboo flooring in bedrooms instead of carpets...and Di Lorenzo was charging us heaps. A few thousand $$$ on top of the credit that we got for flooring will cover our flooring costs. However bear in mind that our flooring wont happen after handover...which means additional couple of days before we get to move in. Anything else will be only covered during the HOG appointment. It maybe too late for you now, but we actually requested prices on a lot of upgrades before signing the tender...as we had heard that tender presenters can actually negotiate prices a bit. We were able to negotiate with the tender presenter for a few hundred bucks...so yeah. I am thinking I should put in things that were a 'question mark' at the time when talking to the Sales rep because I can take it off later BUT I cannot add on? Is this correct? I have done extensive research into Eden Brae and the upgrades and it's unfortunate for me to tell you, that EVERYTHING in the display is an upgrade! You fall in love with the display home because everything looks amazing but it will cost you big $$$ to add upgrades. My land won't be registered until next year april/may so we will be having our appointments next year closer to registration, and I have a very rough idea and estimation of how much upgrades will cost us, which is why we are saving like crazy so we can afford the amazing things. You can go crazy with upgrades or you can be realistic and do most things after handover which is what we might be doing with some things, to save on the cost. I have found that generally the standard options aren't very nice, which is how it costs money, because people are willing to pay extra for nicer options. Where are you building? Structural changes aren't allowed after the tender has been signed, however all other upgrades can still be added/removed. And that's what we did too... got our 'wish list' added to the tender, and then took out things where we couldn't justify the costs. We even requested for some provisional allowances for kitchen and electrical upgrades to be added to the tender...which of course are deleted at the time of contract signing. Re: Who else is building with Eden Brae? 10819Sep 12, 2014 10:43 am I had a mate who built with EBH recently, so I kinda knew how much the upgrades may cost. The purpose of adding provisional allowances for these upgrades was to get it included into the tender...which will be taken off at the time of final contract signing. The tender was then presented to the bank for loan purposes and any upgrades that I included at a later stage were covered by these allowances. So in short, you are already taking into account the upgrades you would want and are included in the tender that you present to the bank.
