Browse Forums Building A New House Re: Who else is building with Eden Brae? 14982Nov 23, 2017 3:47 pm Hi all, we have just paid for our brickwork progress payment. Our roof was done before our bricks, due to a shortage of trades. I’ve noticed that we now have “internal linings” as our next progress claim - what sort of things are completed prior to the internal linings payment being due? I was guessing gyprock, which is being done just before Christmas. Is there anything else that is done prior to the internal linings progress payment being issued? We are getting carpets upstairs but apparently that is Done at the very end. Hydraulics are being done Tues and driveway starts Thursday. They will be fixing some defects before closing and doing bits and pieces . Re: Who else is building with Eden Brae? 14988Dec 18, 2017 2:08 pm Has anyone who has a completed home noticed water pooling in their alfresco on the slab at the entry ways when they either hose down or when it rains? I was hosing mine down on Saturday working outwards form the entryways and the water was running back into the corner of the alfresco at the entryway, i had to continuously force the water back out of the alfresco with more weather as it kept running back. I spoke to a neighbour on the corner who also has an Eden Brae home, he said he has the same problem with the slab sloping inwards a bout 2 meters form the entryway so the water pools about an inch high when he hoses. He also said he spoke to an independent building inspector and they said technically Eden Brae class it as a construction slab which is unfinished. Her said its not right but they can get away with it. I’m after some advice before i send off photos in am email asking them to rectify the problem as not everyone is going to tile it themselves or do a timber decking. Some of us are happy with the slab we paid for and would think that like all wet areas it slopes outwards to avoid water pooling at the entryway Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Who else is building with Eden Brae? 14989Dec 20, 2017 1:31 pm That does not look right. It is almost 1 year since I moved in my house. At the time just before the slab was poured, I checked with SS about slope and he said all sloping is done so that the water will flow towards the outer edges and away from the house. Alfresco slab in my house definitely is not sloped towards the house. If it rains I can see some water sitting on the edges but it does not come towards the doors as is your case. Cement bed is what is required to fix it I guess. Good luck. ----------------- Eden Brae Cremorne Blog : http://newhouse.gores.com.au Re: Who else is building with Eden Brae? 14990Dec 28, 2017 7:31 pm Can anyone tell me what the initial peg out involves? Ours was ordered about 7 days prior to the Christmas and even though it was only to take 5 days, I wasn't expecting it would be done. I noticed yesterday that we had 4 pegs on our property. Is that it? Or should we expect more before the 20 day period starts for EBH to be on site? Thanks. I recall peg out not involving much and only a few pegs Re: Who else is building with Eden Brae? 14992Jan 08, 2018 10:16 pm Happy New Year ALL miffy, dreamh0me, Have you got PCI date from your SS? Mine is next week. What can we expect on PCI day? Will they fix all imperfections found by Tyrrells and SS before PCI date? All, Any tips / suggestions on how to prepare, what to look out for etc during PCI would be of great help. Cheers! Re: Who else is building with Eden Brae? 14993Jan 09, 2018 6:41 am We have not got a pci date. Our driveway was meant to commence yesterday and it did not. Went past the house and lots of purple sticky notes up for defects. Does this mean Tyrell has inspected ? They will let you know if Tyrrells had been there already. I looked at the report and most of the items are marked as unsatisfactory - very concerned about the build quality. Crap painting job too. I bought it at that time. http://anewhouse.com.au/sample-page/pci-guide/ The person who created the guide is active on homeone forum too. ----------------- Eden Brae Cremorne Blog : http://newhouse.gores.com.au A survey must’ve completed by a certified surveyor.
