Okay the situation is Tyrrells did there inspection on 14/05/2014 and initially my SS told me that there is a reinspection on 22/05/14 by Tyrrells and our PCI will be on 26 May 2014. Today when I requested him to send me the reinspection report, he told me (received email just now) that his boss has completed the final check and Tyrrells don’t complete reinspection unless it’s a really bad job. Now they have changed my PCI date to tomorrow (which suits me). So my questions is will Tyrrells be doing any other inspection before EBH gives us keys? I think that your Tyrells inspection today was their presettlement inspection. Hence why there is no report and why they will not be coming out again. At presettlement, Tyrells will just mark off and check that things listed in their report have been rectified. Jus confirm with your SS to see if today's inspection was in fact the presettlement one. My SS did things differently, but that doesn't mean that your SS's way is incorrect. Obviously all the SS have their own way of doing things. Have your PCI tomorrow as scheduled if it suit you. When Howard goes through on Monday, your SS will get a copy of the inspection report and should rectify all problems that are picked up. If your bank allows it, I recommend that the final payment be drawn as a bank cheque. That way you won't be handing over the final payment until you are 100% happy. cyclosarin Just tell them you aren't settling until your inspector goes through. We got a certificate in settlement pack from Tyrells saying that the attended 3inspections. One for frames, one for practical completion and one for pre-settlement. Correct me if I am not mistaken. If R Howard point out few issue, he will not visit back and ensure things are fixed at the time of settlement right. Do we have pay him once again $550 at the time of settlement? Re: Who else is building with Eden Brae? 10567May 23, 2014 11:32 am Sorry, I thought that you had already booked him for the 26th. I wasn't implying that you have to book him in any of my posts. No Howard will not come back out for a presettlement inspection. I know that Kerith paid for him to come back to make sure all the issues that he had picked up had been rectified. But she had quite a few things that had not been finished off when he went in for PCI. I was just checking if R Howard points out any issues on Monday (which SS should fix before settlement), will R howard come back to ensure its all upto the mark. I am not an expert, so if my SS says its all done/fixed then I hope I have to take his words. Does it makes sense. Sorry for any confussions..... Re: Who else is building with Eden Brae? 10569May 23, 2014 11:42 am Maybe get your SS to give you a print out of Howards report (and Tyrells), with his signature at the bottom of every page and intials against every issue that has been listed and rectified. I know that Kerith said that our SS gave her an initialled copy of the inspection report showing all the issues that had been rectified (I didn't get a copy, although I never asked for one ). Maybe pm her to see what our SS did to confirm that the issues had been rectified?? Your Tyrells report has a initial and date box which is supposed to be marked by your SS once the issue is rectified. You should be able to ask for a copy of it. We have sent out an email to our CSA to request for a quote on raising a PCV for having our ceiling raised from the standard height to 2.590m and the following respond was received: "Our estimating department have looked into your request to raise the ceiling height however as this is a structural change unfortunately this will not be allowed. Structural changes are not permitted after contract signing" We find it rather confusing as we were told during contract signing that the only thing that can't be change is the facade. Given the land is not going to be registered till early 2015. Re: Who else is building with Eden Brae? 10571May 23, 2014 6:34 pm Bandie That sucks!! Unfortunately that's the rule with them and it's explained a few times during tender and contract signing process. Did your sales rep not go through any of these options with you? Although they don't have to point them out to you. We asked for a structural change after contract and they said no and I even said I was happy to pay and they still said no! It's a sucky position to be in but unfortunately that's their rule. Re: Who else is building with Eden Brae? 10572May 23, 2014 8:50 pm firsttimers2013 Bandie That sucks!! Within a period of three weeks after the initial deposit, we were told to come in to sign the contract. Not once were we been informed of the ceiling height so very disappointed after receiving the email. If we were told then at least we considered about it at the time of signing the contract. Re: Who else is building with Eden Brae? 10573May 23, 2014 10:56 pm Where are you building bandie? Trying to figure out why your home and land differs from ours, as we had a tender process. Were you not able to change any windows or adjust any walls? If even firs timers had no sucess even after suggesting payment there must be a reason why. Perhaps ask for a full explanation. Do you have in writing that structural is only facade? Eden Brae Drysdale 27 | The Blog Re: Who else is building with Eden Brae? 10574May 24, 2014 7:50 am Hi Renski, We are building at Greenway, Marsden Park. We were told there is no tender process as this H&L package is more of a turned key packaged as majority of things are included. I don't think we have in writing that structural is only for the facade. Only was told at the signing stage. Will have a look at the contract again and try to get in touch with EB. Thank you. Re: Who else is building with Eden Brae? 10575May 24, 2014 9:53 am the common misconception about H&L packages is 'value' but most of the time it's the complete opposite. Often it is better to negotiate on the land and then find a house, you will at least get a chance to customise it to your taste/budget. Re: Who else is building with Eden Brae? 10576May 24, 2014 11:23 am You say negotiate on the land like there aren't 40 people behind you in the queue. If only that were still an option out here... Re: Who else is building with Eden Brae? 10577May 24, 2014 1:38 pm Hi All, Just wanted to know regarding the tile/carpet upgrade from Di Lorenzo. Since EBH has agreement with Di Lorenzo or buy bulk items from them, Do you need to pay the store price or there is special upgrade price for EBH's customers ? Building Livingstone23 with Eden Brae Homes Re: Who else is building with Eden Brae? 10578May 24, 2014 6:27 pm Need2know yep thats correct. First time we went when we had aircon issues and now for the PCI. No way we went every other day if we didn't we would have ended with a house with the wrong bricks, wrong colour garage door, totally wrong tiles in em suite just to mention the main items no way would I trust EB there were other items that we picked along the way like wrong outside taps. No gas tap in our fireplace etc etc Happy with the end result but that's because we checked it all the way and No I would not build again. Hi there, we had paid a deposit with EB for a H&L at Willowdale in Leppington, then we were rushed through tender, being informed by EB that there was a risk that the land would be taken away from them if they did not secure a buyer for the block - had paid house and land deposits, so I couldn't reconcile this statement as they should've passed on my land deposit to the developer - and that I had to pay the tender payment *before* the end of the day if the tender appointment. Then, I was told to rush through the contract, and sign it that day - after being given only 2 hours to review my actual contract. I cancelled this appointment - of course - & provided a series of timeslot availabilities to review & sign the contract in a weeks' time, which was declined by EB. I was advised to pay the 5% deposit balance *before* signing my contract, which is inappropriate because no-one should pay for a contract that they have not reviewed or signed. Then, after exchanging on the land, the land owner sent my conveyancer an email to request the equivalent funds amount of the initial deposit paid to EB for the land - funny, why would EB not pass on my deposit when I signed and paid for my tender/contract..? Brings back questions regarding the rush through for my H&L... Something very fishy in the air, but I will be watching EB closely throughout my build, & after mentioning that my contract stated that the deposit was to be used towards the land, I received that land deposit back from EB. Re: Who else is building with Eden Brae? 10580May 24, 2014 11:32 pm Bandie - is it one of their connect homes? Jah - you are allocated either 22 or 25$ for tiles and carpet. Can't remember exactly. If you see something price tagged at $30 you pay the diff 5-8$. See something $50 once again you pay the diff I found tiles pretty good. You can upgrade and doesn't cost much if it's a sml area. They do charge you extra laying fee for any tile larger than the small20x20 whether it's a standard tile or not. So be aware of that charge. Too long ago for me to remember cost. Bax - you guys must of coped the worst bunch of luck and tradies ever. How are you settling in? Pixi your experience so far doesn't sound good dy all. I hope the build runs smoothly Eden Brae Drysdale 27 | The Blog I built with EB back on 2009.
