Was hoping people could shed some light on their pricing. I notice they have a "base price" and an "essentials package price" and read that it includes the basix fees. What are the realistic costs and how much have you gone over with and in what areas? We don't want to get our hopes up and start looking at houses that might be out of reach. Base price is the budget package and if you are bringing your own land to the party it would be worth considering the essentials package. I have asked to provide a 1200mm wide CSD (cavity sliding door) between my study and hall way the quote for which came back at $893. We are thinking this is a rip off. Does any one know if EBH can do a provision for CSD so that i can get it doen post handover? Thanks Usually not. I personally hate Cavity Sliding Doors as the wheel bearings will eventually put the door out of alignment and scratch the door and paint off. I'm not sure how big your study is but if it's a room in itself it's worth just putting a door on it and it won't cost you that amount of money. Depends if the external tiler breaks or damages your wall, kitchen, skirting etc. Because when they put the tiles in they do the kitchen in accordance to the tiles for example the height of the kitchen benches etc. I personally don't think it's worth the risk after my own experience in a Masterton home. At least it will give me a piece of mind. This is not the first property I've built and considering that it covers most and if not all your site costs I believe it's reasonable. Of course there will always be upgrades when you build and it definitely wouldn't cover the lot but it will lighten the cost down the track. Just remember you need to put aside money for: 1. Upgrades to kitchen; 2. Electrical; 3. Plumbing; 4. Blinds and Shutters; 5. Air Conditioning as they will only include two zones; 6. Tiles in the essential package is based on $22 per m2 for 450mm x 450mm tiles and if you want porcelain which are 600mm x 600mm then it will cost more; 7. Timber flooring is at an extra cost; 8. Essential package includes a concrete slab to the alfresco - Usually you can ask if they can give you tiles for it for free. 9. etc etc - Sure you get my drift. It depends on the finishing you really want for your home. For me I've been lucky to build a brand new home twice and this time this home I'm building will probably be my last so it's vitally important I get things right, especially with the electrical plan as I need to future proof the home. Hi Calvin, They will give you credit back for the tiles however they will not let you do use your external provider to come and lay the tiles during the construction period until after post handover. It's also depends on which range does ur house fall in... on advantage range if u don't want the tile or carpet from Eden brae... u won't get any credit since tile and carpet are free in the promo so they wouldn't credit u back if u don't want it from eb... I've been told that a quote will be provided to me within 7 days. But till now I haven't got any. Most frustrating thing is I am not getting any replies to my emails. What is the usual turn around time for this? Am I expecting things too fast? EBH followed the regular timeline process (no specific delays from their end)...I am just waiting on the external PCV so that I can proceed with the council lodgement while I take time to do my other selections. Seems odd to me and was never explained in contract signing stage. How much bills are we looking at as I understand it will be a once off bill at the end of construction. I feel like this should be paid by EBH not by me. My slab is done now and I've taken a lot of photos of issues/imperfections (cracks, broken bits etc.). I'm not sure if I can email like 30 photos to my Site Supervisor and ask him to review and fix the issues as required - I don't want to be seen as a pain for him however want the issues to be addressed as well. Please share your experience and thoughts. P.S. I'll be engaging a private inspector for later stages. Thanks! Send worst/most obvious issue pics of each area where there is a problem, & request feedback on if it is a problem, & if so, how EBH will rectify to code & standard prior to continuing works...that's how I handled it.. If it becomes an issue, get an inspection report done by a qualified person, & submit it to EBH with your timeframe of expected repair prior to works progression (is how it did it).
