We didn't expected something will come up in the name of BASIX as my so called "Fixed Price" contract already mentioned few BASIX coverage. I called my Customer Administrator, she told that this based on preliminary BASIX assessment and she don't have any report at this point. Is this how BASIX certificate assessment works with every builder? I have 3 options Install a 1.5Kw solar - costs me $4000 Restrict A/C usage condition, permanent indoor clothes line, full energy efficient lights - Don't know the cost involved as its "By Client" Vented fridge space, permanent indoor clothes line, full energy efficient lights - Don't know the cost involved as its "By Client" In addition to the above points, they insisting to install low solar gain LowE ($2500) AND High solar gain Stegbar 'Energy Efficient Glass' ($1500). Don't know I to handle this. Anyone has any suggestion. They reply with "We are currently offering the Iconic series for new appointments." Have try to confirm if they meant it standard or upgrade. anyone know? We are looking at the Bristol 33 but have been told it’s too hard/pricey to extend the depth and basically can’t be done. Our problem is the garage is 5.5 and my hubbys ute is 5.7. We have extended the width to 6.5 but really want the extra depth.. Anyone have any luck with this or know prices to do so?? Hi, we're building the Lincoln 35 and we requested the garage to be 1m deeper for same reason as you, and they wanted an extra $10k. This is because the living room at the front of the house had to be extended by 1m as well because there has to be a 1m gap between the front of the house and the garage..... If that makes sense. I was trying to get answers for my BASIX related questions with the Penrith council, they told me that EBH usually have private certifier for their new builds. Ours is CDC, not sure if it changes for a DA, but I can't see why it would. http://www.localgroup.com.au I ran in to our certifier on Wednesday while he was doing the final check for our interim OC, and he was really nice. As our first build, we want second eye on things. We used a company called Houspect for independent inspections. They did 5 in total and were very thorough. They organised inspections through our site supervisor (our site supervisor has been excellent and easy going) They picked up a few things along the way, but nothing really major. The final inspection, they spent 1 and a half hours (I was there while they were) going over everything and noting even the smallest marks and imperfections. Cost us about $2000 - paid upfront for the 5 inspections and generally we recieved a detailed report the following business day. Well worth it for our peace of mind! They also contacted the site supervisor verbally when our plasterers were due, cause the build was flying and there wasn't a lot of time. I have asked for the final inspection report from Tyrells, but EBH have told me they don't get it till everything is finalised. Pretty useless for the owner, so don't rely on Tyrells. I know many others just went ahead without an independent inspector, but as this was our first build too, we wanted the assurance. I'd recommend Houspect and have certainly appreciated their help. If they wont, they can leave a cabinet out (as in the case of a dishwasher space) then you could get one made post handover. It might make your kickboard look strange though. No Basix just says you need to have at least 2 zones. If you have 7 zones it will be fine as that is better than 2 as you can only run areas you are using which is better for energy consumption generally. I built with EB back on 2009.
